Design and Construction Manager

Their $5B portfolio includes landmark office assets in prime Manhattan locations as well as a high-profile mixed-use property in Boston. Our Client is building a team of exceptionally talented professionals dedicated to a common long-term objective of developing and investing in real estate, currently focused on New York City luxury condo and multi-family developments.Role Overview:Our Client is seeking a highly motivated and detail-oriented Design & Construction Manager to oversee the design and execution of luxury condominium and rental developments in New York City. This individual will play a critical role from early design coordination and consultant management through construction execution and project delivery. The ideal candidate brings a strong architectural foundation combined with hands-on design & construction and project management experience, and a passion for high-end residential projects.Key Responsibilities:Design & Pre-DevelopmentIdentify Design Consultant Team members, issue a request for proposals, level responses, and award the design team.Lead coordination with architects, interior designers, and engineering consultants from concept through construction documentationManage the design development process to ensure alignment with project vision, budget, and scheduleProvide input on unit layouts, amenity programming, façade design, and material selection to enhance marketability and design qualityReview and approve add-service requestsAssist with zoning analysis, code compliance, and permitting strategy in coordination with expeditors and legal teamsConstruction ManagementIdentify Construction Managers and General Contractors, issue requests for proposals, review responses, and award the construction team.Work closely with general contractors to manage construction execution, budgets, and schedulesReview and approve drawings, RFIs, submittals, and change ordersConduct regular site visits to monitor progress, quality, and adherence to design intentReview and approve payment applications, change orders, requests for information, and submittalsIdentify and proactively resolve design or construction challengesProject Leadership & CoordinationManage budgets related to design and construction, including value engineering where appropriateAssist development, finance, and sales/marketing teams to ensure seamless execution and deliveryCloseout & DeliveryOversee project closeout, punch list completion, and turnover to operations and ownershipEnsure final product meets the Clients’ high standards for quality and designQualifications:Bachelor’s or Master’s degree in Architecture, Construction Management, or related field8–15+ years of experience in architecture, development, or construction roles, with a focus on luxury residential projectsStrong experience managing the design and construction of ground-up luxury condominium developments in New York CityDeep understanding of NYC building codes and permitting processesProven ability to manage architects, consultants, and general contractorsStrong design sensibility with attention to detail and finishesExcellent organizational and communication skillsPreferred Background:Experience working for a real estate developer, architecture firm, or construction manager/owner’s representative on high-end residential projectsExposure to boutique, design-forward developments rather than purely institutional product
