This role is responsible for processing work orders, coordinating with vendors and tenants, obtaining approvals, and ensuring repairs are completed efficiently and on schedule.The ideal candidate thrives in fast-paced environments, manages large task queues with precision, and consistently follows through until issues are resolved.Key Responsibilities1. Work Order ProcessingReview and process incoming maintenance work ordersAssign approved work orders to appropriate vendorsMaintain accurate records within the property management system2. Owner Approval CoordinationRequest owner approvals for budget increases or additional repair costsClearly communicate project details and cost adjustmentsTrack approval status to avoid delays in maintenance progress3. Tenant & Vendor CommunicationFollow up with tenants regarding maintenance updates and schedulingNotify vendors when work orders are approvedMaintain consistent communication until repairs are completed4. Vendor Bid CoordinationConsult with the maintenance supervisor to obtain vendor bids when requiredReview estimates and ensure competitive pricing and scope clarityTrack submitted bids and assist in vendor selection5.
