Pay: $90,000.00 - $110,000.00 per yearAbout ODS Management, Inc.ODS Management is a growing real estate management and ownership platform specializing in multifamily and USDA Rural Development housing across New York. We manage and co-own a portfolio of properties through multi-entity partnerships and work closely with auditors, regulators, and investors.We are building a serious, disciplined finance department in-house and are looking for a Controller who wants to grow with the company and take on increasing responsibility as the portfolio expands.Position OverviewThe Controller is responsible for the financial integrity, cash control, and reporting of ODS Management and its managed ownership entities. This role oversees multi-entity accounting, audit preparation, investor distributions, payroll accounting, and compliance reporting for a growing real estate portfolio.This position is ideal for a motivated accounting professional who wants to grow into a senior finance leadership role within a real estate ownership platform.Key ResponsibilitiesCash & DisbursementsReview and approve vendor bills, insurance, taxes, utilities, and reserve paymentsExecute and verify transfers using QuickBooks Online and SaaSAntMaintain cash controls and account oversight across all entitiesRevenue & Rent IntegrityReconcile rent rolls and subsidy payments to bank depositsIdentify missing deposits, timing issues, or posting errorsWork with property management teams to resolve discrepanciesMulti-Entity AccountingMaintain books for:Property LLCsGP/LP partnershipsManagement companyReconcile intercompany accountsEnsure management fees and reimbursements are accurateFinancial Close & ReportingPerform month-end and year-end closeReconcile all bank and balance sheet accountsEnsure QuickBooks matches supporting schedules and spreadsheetsReview monthly property operating reports and investigate variancesPrepare annual property operating budgets and support submission to owners, lenders, and regulatory agencies.Audit & Ownership AccountingPrepare annual audit pre-work packagesServe as primary contact for external auditorsRespond to audit requests and questionsReview draft financial statements and support final audit issuancePrepare and process investor and ownership distributionsMaintain capital account and ownership schedulesPayroll & Payroll AccountingRun or supervise payrollRecord payroll entries, taxes, and benefitsReconcile payroll clearing and liability accountsCompliance & Affordable Housing ReportingPrepare and submit RD, LIHTC, and other regulatory financial reportsMaintain escrow, reserve, tax, and insurance schedulesSupport Year-End submissions and compliance requirementsAcquisitions & Construction Financial SupportSupport property acquisitions by assisting with financial due diligence, reviewing historical operating statements, and helping set up new entities and accounting structuresEstablish new property books in QuickBooks and related systems after acquisitionTrack acquisition costs, loan proceeds, capital contributions, and closing entriesSet up and maintain construction and redevelopment job cost trackingReview construction draws, lender disbursement requests, and reserve releasesReconcile construction budgets to actual costsWork with ownership, lenders, and property teams to ensure projects stay financially on trackQualifications5+ years of experience in accounting, audit, or financial operations (CPA or CPA-track is a plus, not required)Real estate, property management, or partnership experience preferredAudit experience strongly preferredExperience and/or knowledge in USDA-Rural Development, HUD, LIHTC and/or affordable housing preferredProficiency in QuickBooks Online, Microsoft Office, especially ExcelExperience with Simply Computer or similar affordable housing software a plusStrong attention to detail and ability to manage multiple entities and task efficientlyExcellent verbal and written communication skills and ability to interact with a wide range of peopleStrong analytical and problem-solving skills, with the ability to make sound business decisionsBenefitsAnnual bonus6% immediate 401(k) match50% employer-paid health, dental & visionPaid life insuranceGenerous paid time offFriday lunchLong-term career growth at a growing company
