*About ODS Management, Inc.* ODS Management is a growing real estate management and ownership platform specializing in multifamily and USDA Rural Development housing across New York. We manage and co-own a portfolio of properties through multi-entity partnerships and work closely with auditors, regulators, and investors. We are building a serious, disciplined finance department in-house and are looking for a Controller who wants to grow with the company and take on increasing responsibility as the portfolio expands. *Position Overview* The Controller is responsible for the financial integrity, cash control, and reporting of ODS Management and its managed ownership entities. This role oversees multi-entity accounting, audit preparation, investor distributions, payroll accounting, and compliance reporting for a growing real estate portfolio. This position is ideal for a motivated accounting professional who wants to grow into a senior finance leadership role within a real estate ownership platform. *Key Responsibilities* Cash & Disbursements * Review and approve vendor bills, insurance, taxes, utilities, and reserve payments * Execute and verify transfers using QuickBooks Online and SaaSAnt * Maintain cash controls and account oversight across all entities Revenue & Rent Integrity * Reconcile rent rolls and subsidy payments to bank deposits * Identify missing deposits, timing issues, or posting errors * Work with property management teams to resolve discrepancies Multi-Entity Accounting * Maintain books for: * Property LLCs * GP/LP partnerships * Management company * Reconcile intercompany accounts * Ensure management fees and reimbursements are accurate Financial Close & Reporting * Perform month-end and year-end close * Reconcile all bank and balance sheet accounts * Ensure QuickBooks matches supporting schedules and spreadsheets * Review monthly property operating reports and investigate variances * Prepare annual property operating budgets and support submission to owners, lenders, and regulatory agencies. Audit & Ownership Accounting * Prepare annual audit pre-work packages * Serve as primary contact for external auditors * Respond to audit requests and questions * Review draft financial statements and support final audit issuance * Prepare and process investor and ownership distributions * Maintain capital account and ownership schedules Payroll & Payroll Accounting * Run or supervise payroll * Record payroll entries, taxes, and benefits * Reconcile payroll clearing and liability accounts Compliance & Affordable Housing Reporting * Prepare and submit RD, LIHTC, and other regulatory financial reports * Maintain escrow, reserve, tax, and insurance schedules * Support Year-End submissions and compliance requirements Acquisitions & Construction Financial Support * Support property acquisitions by assisting with financial due diligence, reviewing historical operating statements, and helping set up new entities and accounting structures * Establish new property books in QuickBooks and related systems after acquisition * Track acquisition costs, loan proceeds, capital contributions, and closing entries * Set up and maintain construction and redevelopment job cost tracking * Review construction draws, lender disbursement requests, and reserve releases * Reconcile construction budgets to actual costs * Work with ownership, lenders, and property teams to ensure projects stay financially on track *Qualifications* * 5+ years of experience in accounting, audit, or financial operations (CPA or CPA-track is a plus, not required) * Real estate, property management, or partnership experience preferred * Audit experience strongly preferred * Experience and/or knowledge in USDA-Rural Development, HUD, LIHTC and/or affordable housing preferred * Proficiency in QuickBooks Online, Microsoft Office, especially Excel * Experience with Simply Computer or similar affordable housing software a plus * Strong attention to detail and ability to manage multiple entities and task efficiently * Excellent verbal and written communication skills and ability to interact with a wide range of people * Strong analytical and problem-solving skills, with the ability to make sound business decisions *Benefits* * Annual bonus * 6% immediate 401(k) match * 50% employer-paid health, dental & vision * Paid life insurance * Generous paid time off * Friday lunch * Long-term career growth at a growing company Pay: $85,000.00 - $105,000.00 per year Benefits: * 401(k) * 401(k) 5% Match * 401(k) 6% Match * 401(k) matching * Dental insurance * Health insurance * Health savings account * Life insurance * Paid time off * Retirement plan * Vision insurance Work Location: In person
