Job DescriptionRealty Richmond and Shurm Homes seek a licensed Realtor (or someone with proven commissioned based sales experience willing to get licensed in real estate) to provide immediate and exceptional customer service to prospective new home buyers and sell new construction homes in communities throughout greater Richmond area.Our Company culture is team-driven, friendly, supportive, and we strive to give the customer a positive homeowner experience. We're not just selling a house; we're building a dream.Essential Duties & Responsibilities:Greet and engage potential homeowners as they come in the model home, providing a warm and informative experienceBuild rapport with prospective customers and demonstrate a thorough understanding of the customer's needs and how those needs align with Shurm Homes' product designShow model home, homes under construction, home features, and home site availability to potential customersEducate buyers on the new home buying process Follow up with prospects and realtors to nurture relationships and convert into salesHold model home open approximately 5 days a week, including weekends. Be available to meet with customers and realtors outside of model hours as neededProvide detailed quotes for new home builds and negotiate final contract pricing and terms using IHMS softwareMaintain up to date MLS listings with detailed and accurate information Prepare and facilitate the signing of purchase agreementsCoordinate with lenders, office staff and others as necessaryMaintain model home appearance and adhere to site agent expectationsMeet or exceed monthly sales goals as set by the sales managerWhile New Homes sales will take priority, Agents may still be able to continue meeting with resale clients as well. Qualifications:Bachelor's degree preferredValid VA Real Estate License, license must be transferred to Realty RichmondMinimum 2 years of commissioned sales experienceStrong oral and written communication skillsKnowledge of Microsoft Office a must and Mark Systems (IHMS) Software a PLUS!Knowledge and understanding of how to use CRM software to generate sales and manage customers a MUSTKnowledge and understanding of residential real estate sale contracts is a bonus, but willing to train the right individual with proven commission-based success in another industryConduct all business professionally and ethicallyCustomer service oriented- must be patient, professional and courteousSelf-Starter with great organizational skills and time management skillsKnowledge of current design trends in Richmond and nationally a plusAbility to be curious - ask questions and learn about the customer's needs, have a creative approach to creating a solution for the buyer Fast learner and willingness to learn and able to multi-task and establish prioritiesJob Types:Full-time, CommissionSchedule:Weekend availabilityExperience:Commission Based Sales: 2 years (Required)New Home Sales: 1 year (Preferred)Real Estate: 1 year (Preferred)License/Certification:Real Estate License (Required)Work Location:In personBackground Check Policy and Procedure All offers of employment at Shurm Homes are contingent upon clear results of a thorough background check. Background checks will be conducted on all final candidates and on all employees who are promoted, as deemed necessary. Background checks will include: Social Security Verification: validates the applicant's Social Security number, date of birth and former addresses. Prior Employment Verification: confirms applicant's employment with the listed companies, including dates of employment, position held and additional information available pertaining to performance rating, reason for departure and eligibility for rehire. This verification will be run on the past two employers or the previous five years, whichever comes first. Personal and Professional References: calls will be placed to individuals listed as references by the applicant. Educational Verification: confirms the applicant's claimed educational institution, including the years attended and the degree/diploma received. Criminal History: includes review of criminal convictions and probation. The following factors will be considered for applicants with a criminal history: The nature of the crime and its relationship to the position. The time since the conviction. The number (if more than one) of convictions. Whether hiring, transferring or promoting the applicant would pose an unreasonable risk to the business, its employees or its customers and vendors. The following additional background searches will be required if applicable to the position: Motor Vehicle Records: provides a report on an individual's driving history in the state requested. This search will be run when driving is an essential requirement of the position. Credit History: confirms candidate's credit history. This search will be run for positions that involve management of Shurm Homes funds and/or handling of cash or credit cards.
