Maintenance Manager
OverviewThis position is responsible for the management of the Ringgold, Georgia maintenance department, involving responsibility for results in terms of cost, methods, and personnel. The incumbent establishes and evaluates maintenance procedures for repair, installation, inspection and maintenance of plant equipment and facilities and ensures quality maintenance standards are maintained at each location. In addition, this position is responsible for taking the maintenance of readiness of the Plant to the next level. The incumbent must keep abreast of the latest techniques of predictive maintenance to include vibration analysis, infrared analysis, and the many other techniques quantified in Total Productive Maintenance concepts as utilized in association with Lean Manufacturing. This position is responsible for understanding companywide maintenance applications (both those for which the Maintenance Department would customarily be responsible for; and those that productive departments have traditionally been responsible for) and advising the Plant Manager on how to optimize the effectiveness of these programs, minimizing repair costs and maximizing equipment utilization. The incumbent utilizes Lean methodology and the 3 P's concept in the performance of projects and actively participates in a continuous improvement culture throughout the Company providing technical assistance to internal customers.ResponsibilitiesApplies established preventative and predictive maintenance techniques in an effort to transform the focus of the mechanical maintenance team from corrective maintenance to asset performance managementDevelops and implements a maintenance and engineering strategy for the site in accordance to meet business requirementsDevelops Critical asset life cycle plan relative to the SDIPF curve methodology.Develops and implements the methodologies using the "Uptime Elements" framework and asset management platform for maintenance of the site's assets in order that the agreed standards, regulatory requirements, cost targets, and plant OEE targets are metProvides technical, customer relations, and personnel management for major programs and projectsProvides technical leadership for the integrated physical plant activities and programs of the component, to include maintenance and construction, facilities management, custodial services and grounds and landscapingOversee the supervision of personnel, which includes work allocation, training, and problem resolution; evaluates performance and makes recommendations for personnel actions; motivating teammates to achieve peak productivity and performance.Remains available on a 24-hour, 7-day on-call basis as principal respondent to physical plant emergencies and off-standard situations, as requiredConsults and interacts with Facilities Planning, Physical Plant Departments, Procurement Department and external consultants as appropriate regarding facilities modification/repair options, strategies, and cost; develops project specifications and prepares bid documentationEnsure that the facility is always readyEnsures timely and accurate completion of all maintenance control reportsSupervises the work of contracted laborCoordinates activities of the maintenance crewsOverall responsibility of the storage and security of materialsPlans and reviews of fiscal matters related to plant operationsPlans, schedules, coordinates, and executes preventive maintenance on plant machinery using CMMS.Reviews reports using CMMS, such as downtimes, completed PM, backlog work orders, and planning to be reviewed with Manufacturing team to determine the top issues causing unplanned downtime and develop an action plan working directly with manufacturing to schedule planned downtime to address.Expedite repair of critical equipment as breakdowns or failures occurPerforms daily review of CMMS and follow up on work orders to ensure maintenance work is completed with a minimum of downtimeApproves purchase of supply and repair items for plant equipment and develops systems to lower the value of stocked supply inventories, as well as the consumption of those supply materialsInforms teammates of changes in technology, laws, codes, or regulations about general facility maintenanceInspects the condition of buildings to determine needed repairs and maintenanceReceives, authorizes, prioritizes and delegates work requestsInspects the work of outside contractors for adherence to plans and specifications.Evaluates project sketches or blueprints and cost estimates to make implementation decisionsFormulates and arranges plans to update systems or reduce operating costsTop management shall be ultimately accountable for the effectiveness of the ISO Quality 9001:2015 and Environmental 14001:2015 management systems.Education and ExperienceTen years of progressive maintenance experience including supervisory experienceCMM (Certified Maintenance Manager) training and CRL (Certified Reliability Leader) preferred.
