Pay: $24 - $26 / Hour Duties And Responsibilities Qualifications <ul><li> Client Relations</li><li>Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objectives and expectations. </li><li> Communication</li><li>Maintain positive, professional and effective communication with applicants, residents, vendors, clients and guests while representing FPI. </li><li>Keeps immediate supervisor informed concerning work progress, including present and potential work problems and suggestions for new or improved ways of addressing such problems. </li><li> Employee Management</li><li>Develop and manage the site team members; including participating in the hiring, training and evaluation of employees. </li><li>Ensure all open positions are filled in a timely manner. </li><li>Ensure all employees maintain compliance with various department requirements. </li><li> Leasing/Occupancy</li><li>Maintain occupancy levels as established by owner/budget expectations. </li><li>Oversee and exhibit professional leasing techniques. </li><li>Ensure completion of the monthly Market Surveys and analysis. </li><li>Develop and implement advertising and marketing strategies for the apartment community as needed. </li><li>Oversee and exhibit closing ratios in regards phone and walk-in traffic per FPI policy. </li><li>Ensure that all online marketing sources are updated (e.g., Craigslist) daily. </li><li>Promote positive resident/management relations, to retain desirable residents. Place customer need requests and follow up as number one priority. </li><li>Develop and oversee the implementation of resident retention programs. </li><li>Ensure the safety, comfort and privacy of all property residents. </li><li>Ensure move-in orientation is completed consistently with new residents. </li><li> Revenue Management</li><li>Manage the maximum revenue potential of the property through the management of lease expirations and timely turnover. </li><li>Management of monthly rent collections and delinquency to include timely deposit and security of funds according to FPI policies. </li><li>Participating in the development of and managing to the approved operating budget. </li><li>Accurately processing vendor invoices and managing accounting month end. </li><li>Comply with periodic financial reporting requirements e.g., petty cash, mileage reimbursement, and variance reporting. </li><li> Reporting and Document Management </li><li>Maintain appropriate resident files including forms, leases, documents in accordance with FPI Standard Operating Procedures. </li><li>Responsible for the daily integrity and confidentiality of resident files. </li><li>Ensure that documents and reporting systems are maintained, updated, and organized. </li><li>Meet all periodic reporting requirements e.g., Month End, Weekly Reports, Collection/Eviction Files etc.. </li><li>Assist in budget preparation and delivery. </li><li> Risk Management</li><li>Ensure compliance of Risk Management items through the following of the FPI Standard Operating Procedures. </li><li>Timely reporting of any/all injuries, illnesses, property damage through the proper reporting channels and forms. </li><li>React calmly and professionally in emergency, emotional and/or stressful situations. </li><li>Maintain current permit, licensing, and inspection requirements. </li><li>Maintain compliance with OSHA requirements. </li><li> Facility Maintenance </li><li>Assist residents with reporting of maintenance needs. </li><li>Document facility and maintenance needs and ensure timely completion. </li><li>Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor. </li><li>Follow up on maintenance requests to promote resident communication and satisfaction. </li><li> Other</li><li>Consistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures. </li><li>Comply with all Fair Housing Laws and FPI policies and procedures. </li><li>Promote a professional image by adhering to FPI Management's Dress Code Policy. </li><li>Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management. </li><li>Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.). </li><li>Perform any and all functions as directed by the supervisor, including special project assistance. </li></ul>Minimum Requirements: <ul><li>Must have a minimum of 2 years' experience with affordable housing programs including but not limited to: LIHTC, HUD programs (Project Based Section 8, Section 236, PRAC, 811 PRA), USDA-Rural Development (515), HCD, HOME Funds and Bonds. </li><li>Affordable Housing Accreditation (e.g.: HCCP, HCP-E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs. </li><li>Minimum 1 year of experience in a similar leadership role, preferably within Residential Property Management. </li><li>High School diploma or equivalency certificate required.
