Bring your best self to work, let's do something amazing.Flexible knowing and expecting that things change and that's what makes our business stronger.What you will do:Provide strong leadership to the team by setting clear goals, expectations, and priorities. Motivate team members to achieve their full potential and foster a positive and collaborative work environment.Identify opportunities and training needs and implement effective solutions to enhance team efficiency, skills and knowledge. Provide coaching and mentorship to team members to help them grow and develop in their roles.Facilitate open and transparent communication within the team and across departments. Keep team members informed of important updates, changes, and initiatives, and encourage feedback and suggestions for improvement.Responsible for maintaining the physical assets of the property.Supervise and monitor the day-to-day operations of maintenance staff while cultivating positive resident-landlord relationship.Perform daily property condition inspections to ensure all common areas are properly maintained and clean. Common areas including but not limited to lobby, laundry rooms, hallways, offices, storage areas, refuse areas, and grounds must be always clean. Schedules routine janitorial tasks to ensure that the above is consistently maintained.Conduct regular preventive maintenance throughout the property including both interior and exterior components.Manage turn process from move out and scoping through completion of work and resident move in, ensuring unit is in pristine condition and proper documentation is provided to AGM.Coordinate maintenance requests that require outsourced contractors for repairs that cannot be handled in-house. Work with and report any maintenance issues to GM and AGM. Supervise completion of scope.Submit incident reports to office regarding emergencies, resident incidents, staffing incidents, unsafe conditions, etc.Report any violations received to Ops and Compliance team.Ensure all maintenance supplies are adequately stocked and inventoried.Ensure PO's are created for all orders, vendor services and supplies.What you should have:7+ years of recent hands-on experience in the property management industry.5+ years of supervisory experience.Facilities/Operations experience with strong working knowledge of building systems.The ability to connect with others to lead and keep the team aligned and focused.A "can-do attitude" with the ability to multitask and remain calm under high pressure in a fast-paced environment.Proficiently skilled in plumbing, electrical, mechanical, and basic construction.Superior time management and organizational skills.An analytical ability to collect and use information to solve complex problems.Experience managing resident amenity spaces.Ability to effectively communicate with all levels of management; internally and externally.Fanatical discipline and relentless desire to do what needs to be done.A love for doing what others won't and solving very difficult problems.A desire to grow and take on ever increasing responsibility.Doing any, or all of that, in a multi-family environment would be good too.What we offer:We owe it to our people - both residents and Beam team members - to do the right thing.
