We don't operate in silos—our team is expected to understand and execute across all phases of a project.We build schools, public facilities, and institutional projects where accountability, documentation, and execution matter.Position OverviewWe are hiring a true Project Manager, not a coordinator.If your experience is limited to pushing paperwork, managing subs at a high level, or relying on others to carry estimating, this role is not a fit.This position requires someone who can:Build an estimate from drawingsPerform their own takeoffsUnderstand public bid requirementsRun the job financially and operationallyStep into problems and solve them without waiting to be toldYou will be expected to own the entire project lifecycle—from bid to closeout.Core ResponsibilitiesEstimating & Preconstruction (Non-Negotiable)Perform accurate quantity takeoffs without relying on othersBuild and defend detailed estimates for public bidsUnderstand bid documents, scopes, and compliance requirementsLevel subcontractor bids and identify scope gapsNavigate public bidding requirements without handholdingProject ExecutionTake full ownership of project budgets, schedules, and outcomesManage contracts, change orders, RFIs, and submittals with precisionMaintain tight control of project financials—no surprisesDrive projects to completion on schedule and within budgetMunicipal ComplianceEnsure full compliance with public project requirements:Prevailing wageCertified payrollDocumentation and reportingCoordinate inspections, agencies, and third-party requirements without delaysField LeadershipWork directly with superintendents to drive productionStep into field issues and solve them quicklyHold subcontractors accountable to scope, schedule, and qualityClient ManagementCommunicate clearly and professionally with municipal clients, architects, and engineersRun meetings with authority and preparationRepresent the company well in public-facing environmentsRequirements5+ years as a Project Manager with a general contractor on municipal/public projectsProven ability to estimate and perform takeoffs independentlyStrong understanding of public bidding and contract requirementsExperience managing multiple projects without losing control of detailsProficiency in Procore, Bluebeam, and takeoff softwareStrong financial acumen—must understand job cost, forecasting, and risk
