Maintenance Superintendent

Appleton Corporation (subsidiary of The O’Connell Companies, Inc.) has been providing comprehensive & responsible property, facility, & asset management services since 1974 has an opening for a Maintenance Superintendent to work at our facilities located in Easthampton and Northampton, MA. POSITION SUMMARY This position is under the direction of the Property Manager. Incumbent is responsible for independently handling the general assigned Appleton properties, referring major maintenance situations to supervisor. ESSENTIAL JOB FUNCTIONS Perform complex repair and preventive maintenance tasks on buildings and facilities. Troubleshoot, repair, and maintain minor plumbing, mechanical and electrical equipment. Install minor modifications to buildings. Perform painting and minor carpentry tasks. Facilitate the turnover of apartments in conjunction with company policy. Assist with snow removal to assure the safety of residents and visitors to the building. Utilize a wide variety of hand and power tools. Respond to after-hours and weekend emergency calls in conjunction with company policy. Perform and document work orders through program software. Operate within the properties approved annual operating budget. Make recommendations for building and capital improvements. Conduct preventive maintenance inspections, housekeeping inspections, and program inspections. Prepare for and assist with any REAC, State and Agency Inspections. Assist in maintaining security throughout the building. Purchase supplies and generate purchase orders through program software. Oversee the work of vendors and subcontractors. Adhere to and operate within all Fair Housing Guidelines Attend staff meetings as required and assist with miscellaneous resident socials/functions. Clean assigned building common areas. Consistent and reliable attendance. Continuously work to insure the health and safety of residents, tenants, coworkers, vendors and self. QUALIFICATIONS REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS High school diploma or equivalent (GED) Must have a valid driver’s license and reliable transportation. Must have two to three years of general facility maintenance experience. Must be able to lift 50 lbs.
