This role is responsible for maintaining building systems, completing unit repairs and turnovers, responding to resident work orders, and assisting with general property upkeep. The ideal candidate is hands-on, solutions-oriented, and committed to providing excellent service to residents.Key ResponsibilitiesMaintenance & RepairsPerform building systems maintenance and general repairsComplete apartment unit repairs and reconditioning during turnoversDrywall repair, interior/exterior painting, caulking, and minor carpentryPerform minor plumbing and electrical repairsTroubleshoot and repair appliances, HVAC, A/C, plumbing, and electrical issuesChange and repair light bulbs, locks, and hardwareWork Orders & DocumentationEffectively manage and complete resident work orders using AppFolioResolve work orders within 12–24 hours when possibleMaintain accurate records by documenting repairs and updating residents and management on repair statusApartment TurnoverEnsure all turnover repairs and services are completed correctly and on time prior to resident move-inCoordinate with the Maintenance Manager regarding readiness and outstanding needsExterior & GroundsAssist with light landscaping, trash removal, and general exterior upkeepPerform snow removal and shoveling as neededVendor CoordinationCommunicate with the Maintenance Manager regarding the need for outside vendorsAssist with coordination of professional services including HVAC, appliance repair, flooring, and other specialized repairsEmergency ResponseAvailable for after-hours and on-call emergency maintenance as neededRequirements & QualificationsExperience as a Maintenance Technician, preferably in residential property management, construction, or handyman servicesStrong troubleshooting skills and ability to think on your feetExcellent organizational and time management skillsStrong work ethic with reliability, dependability, and punctualityProfessional, courteous, and customer service–oriented attitude with residentsAbility to work independently and as part of a teamWillingness to assist with other community projects as neededAbility to handle confidential information appropriatelyPhysical & Licensing RequirementsAbility to lift 40–50 lbs regularly and up to 100 lbs on occasionMust have reliable personal transportation and a valid driver's licenseMust be able to respond to on-call emergenciesMust pass a State of Minnesota BCA criminal background checkPreferred QualificationsPrior experience using property management software (AppFolio preferred)Previous experience with apartment turnovers and preventative maintenance programsThis job description does not contain a comprehensive list of all activities, duties or responsibilities that are required of the associate.
