ROLE OVERVIEW
The Business Development Representative is responsible for sourcing, engaging, and converting qualified prospects into TDC members while protecting the quality and integrity of the room.
This is a full-time contract role for someone who can build and manage a meaningful pipeline, communicate with credibility, and consistently move prospects from first contact to closed membership. The right person understands that this is a relationship-driven role, not a transactional one, and knows how to create value while maintaining TDC’s standard of excellence.
You are dedicated to one chapter and you work closely with TDC leadership and the Chapter Leader in that city.
What makes this different from most BDR seats is who you are calling. These are accomplished operators who do not take many cold calls and do not need another mailing list. Nobody here joins because you were persistent. They join because you were credible, you understood their business, and what you described was worth their time.
TDC is growing quickly, and the growth opportunity here is real. We are launching chapters market by market, and the people who prove this role out early are the ones who will have first claim on what comes next.
The role comes down to three things: source the right prospects, move them through the pipeline, and close with quality.
WHAT YOU’LL DO
Source the Right Prospects
Source and engage qualified prospects for TDC membership
Research prospects to understand their business, their background, and their fit for TDC
Identify high-quality prospects, strategic partners, and referral sources
Protect the integrity of the pipeline and avoid stepping on existing relationships without approval
Move Them Through the Pipeline
Make substantive first contact within 1 business day of lead assignment
Manage prospects through the full pipeline from outreach to payment
Convert interest into real membership through consistent follow-up and trust-building
Maintain clean CRM documentation and commission tracking
Attend chapter and industry events to build TDC’s presence in the market
Close With Quality
Close qualified prospects who genuinely belong in the room
Support chapter growth while respecting TDC’s standards and member quality
Never lower the bar to hit a number. A prospect who can pay but does not fit the community values and culture does not belong
WHAT WE’RE LOOKING FOR
A professional who can be an extension of the culture and values that TDC stands for
Proven sales ability and comfort working a live pipeline
Background or strong working knowledge of real estate development, investment, or construction. Strongly preferred, because you will be talking to people who can tell in one call whether you speak the language
Strong written and verbal communication
Confidence and poise with executives and high-level decision-makers
Excellent follow-up discipline and attention to detail
A natural relationship builder who can create trust quickly
High responsiveness and strong personal accountability
Experience working within a CRM
Familiarity with high-trust, relationship-driven environments
Comfortable operating as an independent contractor, running your own schedule without heavy oversight
WHAT WE’RE NOT LOOKING FOR
Spray and pray. Five hundred templated emails will burn this market permanently, and it is a small market
Overselling to get a meeting. Every promise you make, the chapter has to keep
Defensive or bothered when an accomplished operator says no, or says nothing at all
Mining the pipeline for your own business
NICE TO HAVE
Existing relationships in the local real estate, development, or builder community
Experience in community-led sales, partnerships, or ecosystem building
Familiarity with TDC’s audience and culture
THE TWO METRICS YOU OWN
Outreach Activity. The consistency and quality of documented outreach. Measured by substantive contact with real prospects, not by dials or templated sends.
Closed Members. The number of qualified prospects converted into paying members.
COMPENSATION
A Minimum Compensation Fee for your first 90 days while the pipeline builds
Uncapped commission on closed members, based on your involvement and attribution
Quarterly bonuses when set by TDC leadership
The Minimum Compensation Fee is conditional on meeting your monthly activity requirements, and it ends after the 90-day Ramp Period. Renewal commissions are not part of BDR compensation. Figures are set per market and shared before you sign anything.
