We build architecturally complex custom homes in the $500k to $5M+ range across Hampton Roads. We are not a production builder. We are selective about every project we take on and every person we bring onto this team.We are selectively growing our team and looking for a Project Manager who is ready to own their work at the highest level.IS THIS YOU?You have run luxury residential projects before and you understand that the client at this price point is not just buying a building. They are buying confidence that someone capable is in charge. You know how to give them that confidence without overpromising, and you know how to deliver difficult news early, directly, and with a solution already in hand.You do not need someone looking over your shoulder to do your best work. You need clear expectations, a team that supports you, and the autonomy to run your project the right way.You are organized by nature. Your logs are current, your lookahead schedules are built before anyone asks, and your project folder is never a mystery.You communicate before things become problems. Clients, architects, and subs all know where they stand with you at all times.You hold subs accountable without burning relationships. You are direct, fair, and consistent, and your trade partners respect you for it.You think in systems, not just tasks. You understand how one decision today affects the schedule three weeks from now.You represent the company on every job site, every day. The way you run a project is the way Deterding Construction is perceived in the market.THE ROLEYou own the project from groundbreaking through warranty.This is not a desk job with occasional site visits. You are the primary point of accountability on your assigned projects, owning the schedule, budget, subcontractor performance, quality, and client relationship from mobilization through closeout.Day to day, that means building and maintaining the three-week lookahead, running weekly sub coordination meetings on site, making real-time field decisions within your authorization limits, conducting quality inspections at every trade milestone, and staying ahead of every client communication.You will work alongside a Project Coordinator who handles the administrative and logistical layer so you can stay focused on field leadership. You will report directly to the owner and work closely with our Pre-Construction team on handoffs, scope questions, and change order pricing.Our current portfolio includes luxury new construction and high-end renovation work in the $500k to $5M+ range, with active projects in Virginia Beach and the Eastern Shore.WHO WE AREDeterding Construction is guided by five values we take seriously: Honesty, Excellence, Accountability, Respect, and Thoughtfulness. We are building something here, and the right person grows with it.WHAT WE ARE LOOKING FORExperience matters. Character matters more.5 or more years of field experience in residential construction, with at least 2 years running projects independently at the $1M+ level.Demonstrated experience with luxury custom homes in the $2M to $6M range preferred.Strong subcontractor management skills and an existing network of trade relationships in Hampton Roads.Proficiency with project management software. We use Buildertrend and expect you to run your projects through it.Ability to read and interpret architectural and engineering drawings with confidence.Clean communication habits with clients, architects, and team members.A track record of finishing what you start.COMPENSATION$75,000 to $90,000 base salaryBased on experience.
