Assistant Project Manager
Position Overview:
The Assistant Project Manager is responsible for supporting the VP of Housing Development in managing the current pipeline of 40 units with a budget of 24 million from the pre-development process, including project planning, developing, and managing project budgets, establishing time, land acquisition and entitlements and cost schedules for project phases, contract administration, and working with the government and local community groups during the planning and development process.
Primary Responsibilities and Duties:
Development
Assist in preparation of financial and economic feasibility analysis for new developments.
Coordinate consultants for feasibility studies and develop project pro-formas.
Prepare and monitor adherence to timelines.
Engage and provide on-going coordination with architects, engineers, contractors, and other members of the development team as required.
Reviews progress and completion of project plans (SD's, DD's and CD's).
Assist with coordinating responses to plan check comments and procurements of grading, building, and other permits.
Assist in the preparation and submit applications for funding to federal, state, local and private funding sources.
Manage efficiently tasks necessary to obtain entitlements, including neighborhood design meetings, submission of entitlement applications.
Coordinate all contractual requirements, design drawings, and project specifications with consultants.
Assist in the preparation of zoning and public improvement permit applications and other required approvals in coordination with the development team.
Provide all technical engineering information to employees and subcontractors to ensure projects comply with all engineering standards, architectural design, building codes, and EPA / S.W.P.P.P. specifications.
Participate in pre-construction and bid process, value engineering, and estimating support.
Budget & Additional Responsibilities
Project accounting functions include managing the budget, tracking if team expenses and minimizing risk in the project.
Understand and perform document control functions in accordance with Company policy and procedures.
Ensure all project documents are complete and turned in at the completion of each project including Bond Exoneration.
Perform additional assignments and responsibilities as assumed or requested by supervision.
Education
Bachelor’s Degree in Planning, Real Estate Development, Business, Construction or Project Management or related field preferred

Assist with and coordinate multiple activities of project development from inception to completion.
Seek creative solutions to situations as they occur and proactively anticipate and resolve potential issues.
Temperament that is suitable for the environment of a volunteer-oriented, non-profit organization and the ability to contribute to a work environment that is positive, productive and inclusive.
Work effectively with diverse groups and make community presentations.
Proficient in Microsoft Project, Excel and Word, and aptitude to learn project management software programs.
Proficient in Procore Construction Management Platform highly desirable.
Strong Oral and written communication skills.
Job Requirements:
Two or more years of work in real estate development or finance, or related experience such as affordable housing, finance, planning, community development, including 1-2 years of direct development experience.
Minimum two years of experience in housing and real estate development planning.
Knowledge and experience in developing affordable housing projects from start to finish.
Knowledge and experience in land acquisition and/or project finance a plus and could be substituted for housing development experience.
Knowledge of City and Regional Planning.
Knowledge and experience developing and managing budgets.
Knowledge of non-profit housing development issues, policies, and procedures.
Experience working with local city agencies on permitting required for housing development.
Knowledge of government permitting and funding processes.
Working knowledge of building plans and interpretation of specifications
Physical Requirements:
Regularly required to sit, stand, and walk, both in the office and on the project job site
Must be able to regularly lift and/or move up to 25 pounds or more
Job Type: Full-time
Pay: $65,000.00 - $85,000.00 per year
