Project Manager, Residential DevelopmentPosition OverviewA growing residential developer and homebuilder is seeking an experienced Project Manager to support the advancement of ground-up, for-sale residential communities across Southern California.This role is heavily focused on the phase between entitlement approval and construction start. The Project Manager will be responsible for moving projects through plan check, agency review, building permit issuance, consultant coordination, fee tracking, jurisdictional problem-solving, and permit-related schedule management.The ideal candidate has a strong background in for-sale residential development and understands the pace, complexity, and detail required to move multiple communities through municipal approvals. The company focuses on creating high-quality residential neighborhoods in supply-constrained markets and offers meaningful long-term growth for someone who wants to deepen their experience in land development, permitting, and project execution.The right person will be joining a collaborative, fast-moving team where accuracy, ownership, follow-through, and proactive communication are highly valued.Key ResponsibilitiesThe Project Manager will be responsible for supporting residential projects from post-entitlement planning through permit readiness and construction handoff.Responsibilities include:Manage the post-entitlement process for assigned residential communitiesDrive permitting activities, including plan check, building permits, grading permits, improvement plans, and agency approvalsCoordinate with city staff, utility providers, consultants, and approving agenciesTrack permit timelines, outstanding comments, resubmittals, and critical approval milestonesIdentify and resolve permitting, design, code, infrastructure, and jurisdictional issuesReview project conditions of approval and ensure requirements are being addressedResearch, track, and manage agency fees, impact fees, permit fees, and related project costsSupport project budgeting, forecasting, and pro forma updatesCoordinate civil, architectural, landscape, dry utility, and specialty consultant teamsReview site plans, tract maps, architectural plans, and related development documentsAssist with HOA setup, DRE processing, and other for-sale residential requirementsMaintain communication across internal development, construction, finance, purchasing, and leadership teamsSupport additional development and construction-related tasks as neededRequired BackgroundBachelor’s degree in real estate development, urban planning, civil engineering, business, construction management, or a related field5+ years of project management experience within residential development or homebuildingExperience supporting ground-up, for-sale residential communitiesStrong understanding of post-entitlement permitting, municipal approvals, plan check, and agency coordinationExperience working with Southern California jurisdictions preferredAbility to interpret site plans, improvement plans, tentative maps, tract maps, architectural drawings, and related development documentsWorking knowledge of land use, CEQA, infrastructure coordination, conditions of approval, and residential project feasibilityComfortable representing projects in conversations with cities, agencies, consultants, and community stakeholdersSkills and AttributesStrong written and verbal communication skillsHighly organized with the ability to manage multiple projects, deadlines, agencies, and consultant teamsDetail-oriented and capable of tracking complex approval processesProactive problem-solver who can anticipate permitting risks before they delay the projectProfessional and effective when working through challenging jurisdictional or agency issuesComfortable working independently while staying aligned with the broader teamStrong follow-through and accountabilityInterest in growing within residential development, permitting, and project executionIdeal Candidate Profile:The strongest candidate will have direct experience with a for-sale residential builder, developer, or land development team and will understand how to move projects from approved entitlement into construction-ready status.
