This role travels to key markets to support on-site teams with sales execution, leasing strategy, and deal closing-particularly during lease-ups, high-vacancy periods, staffing gaps, or performance recovery efforts. The Portfolio Manager combines hands-on leasing expertise with leadership, coaching, and strong knowledge of affordable housing compliance.Key Responsibilities (Essential Duties and Functions):This list of duties and responsibilities is not all-inclusive and may expand to include other duties and responsibilities based on business needs.Leasing & Occupancy Performance:Lead and execute leasing efforts to achieve and maintain targeted occupancy levels across the portfolioActively lease units when deployed to sites, including conducting tours, following up with prospects, and closing qualified applicantsConduct community tours and effectively communicate community features, amenities, and program requirementsConvert qualified prospects into approved residents by confidently guiding them through the leasing and closing processAnalyze leasing velocity, traffic, and conversion metrics; implement strategies to improve performanceSupport lease-up and stabilization efforts by accelerating qualified move-insOvercome objections and follow up consistently to maximize conversion rates.Sales Leadership & Closing:Serve as a sales leader and closer, stepping in where additional expertise, employee training or momentum is neededCoach on-site leasing staff on sales techniques, objection handling, follow-up discipline, and closing best practicesReinforce consistent prospect experience and customer service standards across sitesIdentify market-specific barriers to leasing and recommend tactical solutionsAffordable Housing Compliance:Ensure leasing activities comply with LIHTC and/or other affordable housing program requirementsReview applicant files for accuracy, completeness, and compliance prior to move-inPartner with compliance teams to resolve eligibility issues and minimize delaysMaintain working knowledge of Fair Housing laws and regulatory standardsPortfolio Presence & Traveling Support:Travel to assigned markets and communities to provide hands-on leasing and leadership supportQuickly assess site-level challenges and deploy immediate, practical solutionsSupport new site openings, lease-ups, and transitions as neededCollaborate with regional and site leadership to align leasing strategies with business goalsReporting & Collaboration:Maintain accurate leasing and prospect data within property management systemsReport on leasing activity, occupancy trends, and site performance to leadershipProvide insights on market conditions, competitive positioning, and resident feedbackPartner with operations, marketing, and compliance teams to drive resultsExperience and Skills:5+ years of leasing experience in affordable or mixed-income housingDemonstrated success in sales, leasing, and closing dealsSales driven with a strong closing instinctAdaptable and comfortable working in new environmentsHighly organized with strong attention to detailConfident, professional, and resident focusedAble to work independently while collaborating with remote and on-site teamsWorking knowledge of LIHTC and/or other affordable housing programsStrong customer service and communication skillsAbility to travel frequently (portfolio travel, as applicable)Proficiency with property management software and CRM toolsLease-up or turnaround experienceExperience supporting multiple sites or portfoliosBilingual skills a plusFair Housing certificationWork Environment/Physical Demands:* This job operates in a clerical office setting. This role routinely utilizes standard office equipment such as computers, phone, photocopiers/printers, and filing cabinets.* This position requires sitting, bending, stooping, or standing as necessary.
