Job Description
Position SummaryThis position develops, plans and maintains workflows for assigned facilities maintenance including, but not limited to, buildings, grounds, and HVAC systems. Further, this position is responsible for data management systems, performance measurements, and reporting results against targets.Essential Job FunctiosDevelops overall plans for facilities maintenance; creates detailed job plans to meet overall plans; builds task lists in ERP systemEstablishes contracts and related scopes of work; estimates labor/manpower, parts, materials and equipment required in conjunction with contracting companiesCoordinates on-site service visits; verifies scope of work expected; ensures vendors follow safety protocolsMaintains preventive maintenance plans for facilities; stays ahead of needs; eliminates backlogAssigns daily tasks to contracted personnel; sets schedules to meet completion time requirementsPrioritizes work orders based on scope, materials, labor, etc. availableEnsures timely completion of preventative and corrective maintenance tasksMonitors equipment performance; coordinates repairs for PM and emergenciesWorks closely with contracting companies; recommends contract updates/adjustments as necessary; proposes additional resources as appropriateUnderstands and interprets architectural, P&ID and other facilities' documents to ensure proper resource schedulingDevelops reporting system for facilities maintenance; reports progress on work orders and contracting company performanceAbides by all safety procedures and practices applicable to location and position; participates in appropriate safety training; demonstrates commitment to and support of EHSS principles and values; champions safety at all times; participates in and/or leads safety teams or projects as appropriatePerforms other duties assigned by management that generally fall within the expected scope of this positionNothing in this job description restricts management's right to assign or reassign duties and responsibilities to this job at any time. It does not proscribe or restrict the tasks that may be assigned.Experience & KSA's RequiredMinimum of 5 years of experience in maintenance and/or reliability in refinery or petrochemical facilityKnowledge of petrochemical ERP systems (such as SAP), Microsoft Office program experience preferredExperience with preventive maintenance programs used in industrial environmentsProven accuracy skills; knowledge of drafting preferredExperience monitoring and coordinating third-party contracting companies and personnelKnowledge of facilities maintenance in plant environment; experience managing building, grounds, HVAC, and other facilities' maintenance programsProven mathematical skills generally used in maintenance planningTeam oriented; positive attitude; ability to work with all levels of employees and contractorsData collection skills; ability to solve complex problems generally found in the scope of this positionAbility to multi-task and follow through on assignments; highly organizedGood computer skills including Microsoft Office Suite; ability to use database systems and other programs and applications used by this position and at CompanyFluent in English language including reading, writing and speaking; ability to read and write at a minimum of high school level; ability to clearly communicate to all levels in organizationEducation RequirementHigh School Diploma or equivalent requiredBachelor's Degree in Construction or similar field preferredMaintenance planning or other such certification helpfulCompetenciesAll Company Core CompetenciesWork EnvironmentThe work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. During construction, the employee will be required to work in a construction zone with various hazards normally experienced in these environments. The employee may enter confined spaces and work in elevated environments. Employee may experience range of temperatures from -10 degrees F to 100+ degrees F when outside. Employee must be able to wear PPE required by the location. General office noise may be experienced and louder sounds and vibrations when outside. The noise level in the work environment is usually moderate.
