Facilities Planner
Job Description
Position Summary
This position develops, plans and maintains workflows for assigned facilities maintenance including, but not limited to, buildings, grounds, and HVAC systems. Further, this position is responsible for data management systems, performance measurements, and reporting results against targets.
Essential Job Functios
Develops overall plans for facilities maintenance; creates detailed job plans to meet overall plans; builds task lists in ERP system
Establishes contracts and related scopes of work; estimates labor/manpower, parts, materials and equipment required in conjunction with contracting companies
Coordinates on-site service visits; verifies scope of work expected; ensures vendors follow safety protocols
Maintains preventive maintenance plans for facilities; stays ahead of needs; eliminates backlog
Assigns daily tasks to contracted personnel; sets schedules to meet completion time requirements
Prioritizes work orders based on scope, materials, labor, etc. available
Ensures timely completion of preventative and corrective maintenance tasks
Monitors equipment performance; coordinates repairs for PM and emergencies
Works closely with contracting companies; recommends contract updates/adjustments as necessary; proposes additional resources as appropriate
Understands and interprets architectural, P&ID and other facilities’ documents to ensure proper resource scheduling
Develops reporting system for facilities maintenance; reports progress on work orders and contracting company performance
Abides by all safety procedures and practices applicable to location and position; participates in appropriate safety training; demonstrates commitment to and support of EHSS principles and values; champions safety at all times; participates in and/or leads safety teams or projects as appropriate
Performs other duties assigned by management that generally fall within the expected scope of this position

Experience & KSA’s Required
Minimum of 5 years of experience in maintenance and/or reliability in refinery or petrochemical facility
Knowledge of petrochemical ERP systems (such as SAP), Microsoft Office program experience preferred
Experience with preventive maintenance programs used in industrial environments
Proven accuracy skills; knowledge of drafting preferred
Experience monitoring and coordinating third-party contracting companies and personnel
Knowledge of facilities maintenance in plant environment; experience managing building, grounds, HVAC, and other facilities’ maintenance programs
Proven mathematical skills generally used in maintenance planning
Team oriented; positive attitude; ability to work with all levels of employees and contractors
Data collection skills; ability to solve complex problems generally found in the scope of this position
Ability to multi-task and follow through on assignments; highly organized
Good computer skills including Microsoft Office Suite; ability to use database systems and other programs and applications used by this position and at Company
Fluent in English language including reading, writing and speaking; ability to read and write at a minimum of high school level; ability to clearly communicate to all levels in organization
Education Requirement
High School Diploma or equivalent required
Bachelor’s Degree in Construction or similar field preferred
Maintenance planning or other such certification helpful

This position requires an employee to be in an office environment, outside, and exposed to various chemicals and compounds, including fumes and smells, some of them hazardous. During construction, the employee will be required to work in a construction zone with various hazards normally experienced in these environments. The employee may enter confined spaces and work in elevated environments. Employee may experience range of temperatures from -10 degrees F to 100+ degrees F when outside. Employee must be able to wear PPE required by the location. General office noise may be experienced and louder sounds and vibrations when outside. The noise level in the work environment is usually moderate. All environments are safe with appropriate PPE.

Specific vision abilities required by this job include close vision, peripheral vision, depth perception and ability to adjust focus. Employee may be required to travel by air, rail, bus, car, or other modes of land transportation.
