We are currently seeking a Maintenance Manager to join our team."Maintenance Manager" is described as an individual that can perform and coordinate all maintenance to short term rent ready homes, implement procedures, oversee daily operations, audit staff work completion, manage budgets, coordinate vendor services, and communicate with all departments.As a Maintenance Manager, Your Primary Responsibilities IncludeOverseeing staff, supply inventory, and household assets within the Rentyl,'Rent Ready', inventory while adhering to annual budgets and auditing staff and contractor performance.Inspecting each property on a regular basis to ensure each site is meeting Rental StandardsImplementing maintenance procedures and protocols for all on site teams, implementing policies, procedures and guidelines to be used throughout the company and identifying procedural challenges to enhance operational efficiencies Implementing a training program for the maintenance teams (including, but not limited to, identifying annual training courses, monthly safety, emergency preparedness training, etc.) Analysis of work orders on a regular basis to identify areas for improvement, such as identifying solutions that will enable the maintenance team to work more efficiently and effectivelyConduct daily audits of staff, inventory, tools, equipment, and brand standards.Conduct recruitment, recognition, and disciplinary actions of all subordinatesWorking with on-site Service Managers and staff to troubleshoot major deficiencies.Maintain standards of preventive maintenance programsImplement Standards of Excellence for the maintenance teamActively participate with construction and vendors on identifying product or design pros and cons Overseeing acceptance of new units (maintaining unit walk checklists and punch lists, interior and exterior walks, warranty walks and implementing maintenance preventive schedules for each new property) Maintain all support inventory assigned to the department (tools, vehicles, facilities).The manager will be available as a resource for subordinates at all times during scheduled work week.QualificationsAlways maintain a warm and friendly demeanorMust be able to effectively communicate both verbally and written, with all levels of employees and guests in an attentive, friendly, courteous and service oriented mannerMust be effective at listening to, understanding, and clarifying concerns raised by employees, homeowners and guestsMust be able to multitask and prioritize departmental functions to meet deadlinesMaintain regular attendance in compliance with Rental standards, as required by scheduling, which will vary according to the needs of the companyMaintain high standards of personal appearance and grooming, which includes wearing the proper uniform and name tagMust be a self-starter and can self-teachWork cohesively within and with other departmentsAbility to stand and work outdoors for long hours in both the heat and cold is requiredMust be able to lift up to 75lbsReport and document all daily activities to Maintenance ManagerMust have the ability to multitask and effectively manage timeMaintain a friendly demeanor with rental guests and homeownersMust have the flexibility to be on-call at certain timesMaximize efforts towards productivity, identify problem areas and assist in implementing solutionsMust be effective in handling problems, including anticipating, preventing, identifying and solving problems as necessaryMust be able to understand and apply complex information and data from various sources to meet appropriate objectivesMust be able to maintain confidentiality of informationMust be able to show initiative, including anticipating guest or operational needsOur BenefitsRentyl Apartments offers a wide range of insurance options, programs, and benefits that let you and your family be healthy and plan for the future.IncludingCompetitive salaryBenefit PackageVacation and Holiday packageRetirement savings with a 401KOpportunities for growth and advancementReferral programNDM Hospitality is an equal opportunity employer, and all qualified applicants will receive consideration for employment without regard to race, color, religion, age, sex, national origin, disability status, genetics, protected veteran status, sexual orientation, gender identity or expression, or any other characteristic protected by federal, state or local laws.Job Posted by ApplicantPro
