Senior Associate - Development, Acquisitions & Asset Management
Breneman Real Estate Group is a development firm focused on acquisitions, adaptive reuse conversions, and value-add real estate. We are building the platform and need a driven, detail-oriented senior associate who can operate across the full development lifecycle — from underwriting a new acquisition to running a township approval meeting to walking a job site with the construction team the same week.This is not a siloed role. You will own deals end-to-end, manage active projects, oversee assets, and communicate directly with investors and lenders. If you want a single-function job, this is not it. If you want real ownership and the chance to be part of building something from the ground up, read on.WHAT YOU'LL OWNAcquisitions & UnderwritingSource, screen, and underwrite acquisition opportunities — adaptive reuse, value-add, and ground-upBuild and maintain financial models from scratch: cash flows, debt waterfalls, IRR and equity multiple sensitivities, and scenario analysisLead due diligence processes across legal, physical, and financial workstreamsPrepare LOIs, deal memos, and investment summaries for principal reviewMaintain an active pipeline — cultivate relationships with brokers, sellers, and off-market sourcesSupport debt placement: prepare loan packages, interface with lenders, and manage term sheet negotiationsDevelopment Management & Project ExecutionManage active development projects day-to-day from contract execution through certificate of occupancyServe as the primary point of contact with architects, engineers, general contractors, and consultants — hold everyone accountable to schedule and budgetTrack project budgets, draw requests, change orders, and contingencies — identify and escalate variances before they become problemsAttend township, zoning board, planning commission, and municipal meetings; represent the firm and help navigate the approval processManage permitting and entitlement workflows in coordination with local counsel and land use consultantsConduct regular site visits to monitor construction progress, quality, and safetyMaintain detailed project logs, schedules, and reporting across all active dealsAsset Management & Investor RelationsOversee stabilized and in-progress assets — monitor operating performance, leasing activity, and hold/sell positioningPrepare quarterly investor reports, capital call memos, distribution summaries, and deal updatesMaintain LP relationships and respond to investor inquiries with professionalism and accuracyMonitor portfolio-level KPIs and flag performance issues to principalsSupport refinancings, dispositions, and recapitalizations as opportunities ariseWHAT WE'RE LOOKING FOR3–6 years of experience in real estate development, private equity, construction management, or a closely related fieldExcel/Google Sheets is your native language — you build models from scratch and you know your way around a waterfallSolid working knowledge of real estate capital structures: senior debt, mezzanine, preferred equity, LP/GP splits and promotesComfortable in diverse rooms — contractor job trailers, municipal hearing chambers, and investor calls — same week, different energyExperience with adaptive reuse, mixed-use, or residential conversion projects is a strong plusHighly organized and systems-driven — you build processes and follow themClear, concise written communicator — investor memos, meeting recaps, and project updates all need to be tightValid driver's license and willingness to travel to project sites and municipal meetings regularlyLow ego, high output — you take pride in execution, not just ideasTHE PERSONYou don't wait to be told what to do next.
