Disposition Specialist

Disposition SpecialistThe Disposition Specialist plays a key role in supporting the growth and optimization of Rural King's national real estate portfolio. This position is responsible for identifying, preparing, marketing, negotiating, executing lease agreements, and closing the sale of surplus real estate assets, including land, retail buildings, former store locations, and other properties. Working closely with the Director of Real Estate, acquisition, legal, construction, and finance teams, you will help maximize value from disposition properties while ensuring smooth transactions in support of Rural King's ongoing expansion across the United States. The ideal candidate is analytical, detail-oriented, and experienced in commercial real estate transactions, with strong negotiation and project management skills. Job Duties And Essential Functions Develop and execute disposition strategies for owned properties within Rural King's national real estate Negotiate purchase and sale agreements, third party leases, renewals, amendments, expansions, relocations, and terminations in alignment with company growth strategy. Manage listings, marketing, and sale/lease processes of surplus properties. Partner with internal teams (Real Estate, Construction, Legal, Finance, Operations) to ensure sale or lease terms align with operational and financial objectives. Track and report on disposition and leasing pipeline activity, timelines, and financial performance. Assist with budgeting and forecasting related to lease obligations and occupancy costs. Collaborate with legal, finance, operations, and external brokers to ensure smooth transactions. Build and maintain strong relationships with tenants, brokers, developers, and landlords. Assists with due diligence processes including permitting, construction, environmental, title, and zoning matters. Analyze market trends and provide recommendations on timing and pricing strategies. Support portfolio optimization initiatives and real estate strategy planning. Coordinate property valuations, broker opinions of value (BOVs), and appraisals. Maintain accurate documentation and compliance with company policies and regulatory requirements. Supervisory Responsibilities None Qualifications Bachelor's degree in Real Estate, Business, Finance, or related field (preferred). 15+ years of experience in commercial real estate, asset management, brokerage, or portfolio management. Experience negotiating retail leases and purchase and sale agreements (preferred) Strong understanding of lease language, financial terms, CAM reconciliations, and occupancy cost analysis. Strong negotiation and contract management skills. Knowledge of commercial real estate transactions and due diligence processes. Ability to manage multiple projects and deadlines simultaneously. Strong written and verbal communication skills. Financial analysis skills including IRR, NPV, and ROI modeling (preferred) Advance proficiency in MS Office, most notably Excel. Exact compensation is determined by factors such as relevant geographic location, education, certifications, experience, job level, shift, and organizational needs.
