Maintenance Assistant

Overview: Create positive, memorable customer experiences, every day, through effective interaction and by following through on the position’s requirements. Handle the overall maintenance of the community by following the preventative maintenance plan, ensuring all units are in full working condition, troubleshooting problems and emergencies as they arise, and keeping the community in a clean and pleasant condition. Responsibilities: ESSENTIAL JOB FUNCTIONS; 1. Know each resident and their family members. 2. Respond to customer needs in a friendly, timely manner and with a focus on creating a positive customer experience. 3. Conduct preventive maintenance (PM) to ensure proper functioning, operation and maintenance of all equipment, including HVAC, plumbing, electrical and mechanical systems. 4. Maintain all exterior areas of the community not covered by third party contracts to achieve exceptional community appearance. 5. Troubleshoot heating and air conditioning repairs, including installing thermostats, changing filters, changing heating control operators, and replacing thermocouples. 6. Troubleshoot and repair electrical needs, including changing ballasts, light bulbs, breakers and fuses. 7. Troubleshoot and repair plumbing issues, including replacements of wax bowl rings, tank parts, pop-ups, supply lines, toilets, sinks, and soldering of copper pipes. 8. Complete routine inspections of vacated units and quarterly unit inspections for safety compliance. 9. Repair and replace tile floors, doors and cabinetry. 10. Patch, repair and replace drywall and paint as necessary. 11. Operate and use floor care machinery and products, including buffing machines, floor scrubbers and mops to maintain exceptional Community appearance. 12. Clean carpets, furniture, including spot removal and use of a carpet extractor. 13. Operate a key making machine to duplicate apartment and Community keys. 14. Chart, record and track all cleaning and paper supplies, including maintaining accurate and updated Safety Data Sheets on all chemicals. 15. Fill out, maintain compliance, and produce forms requested by the state or any other inspectors. 16. Respond to afte- hours community emergencies within sixty (60) minutes This position offers the opportunity to gain valuable experience in maintenance operations and contribute to the overall efficiency of our facility.
