Analyst, Credit Structuring
Spreo Capital is seeking a highly motivated Analyst to join our Credit Structuring team. This is an entry-level role designed for someone who wants to build a career in real estate credit, lending, and investment management while taking meaningful responsibility from day one.The Analyst will play an important role in the initial evaluation and structuring of new loan opportunities. Working closely with the Sales, Capital Markets and Investment Management teams, the Analyst will help determine whether prospective transactions meet Spreo Capital's lending criteria, evaluate the underlying real estate and sponsor, and develop preliminary loan structures that balance Borrower objectives with credit and investor requirements.The ideal candidate is analytical, organized, curious, and eager to learn. We are looking for someone who enjoys solving problems, takes ownership of their work and is interested in using technology and AI to make underwriting and loan processing faster, more consistent and more efficient.Key ResponsibilitiesLoan Intake & Initial ScreeningManage the initial intake of prospective loans submitted by the Sales team.Develop a clear understanding of the borrower, property, business plan, requested loan structure, and proposed use of proceeds.Screen opportunities against applicable loan program requirements and eligibility criteria.Identify missing information, potential credit issues, and key questions early in the process.Work with the Sales team to efficiently move viable opportunities through the initial credit process.Property Valuation & Project AnalysisDevelop preliminary As-Is Value (AIV) and After-Repair/Completion Value (ARV) estimates using comparable sales, market data, and other available valuation resources.Review comparable properties and assess differences in location, property characteristics, condition, size, and quality.Evaluate proposed renovation and construction budgets for reasonableness relative to the project's scope and anticipated value creation.Identify inconsistencies between the proposed scope, budget, timeline, and projected completed value.Loan StructuringDevelop initial loan structures designed to meet the client's requested financing needs while remaining within Spreo's underwriting and investor guidelines.Analyze key credit metrics, including LTV, LTC, LTARV, loan basis, borrower equity, liquidity, and other applicable leverage measures.Understand Spreo Capital's various loan programs, underwriting requirements, eligibility criteria, and investor guidelines.Evaluate alternative structures when a borrower's initial request does not fit applicable credit parameters.Clearly communicate the rationale, strengths, risks, and key assumptions underlying proposed loan structures.Sponsor UnderwritingAssist in underwriting borrowers and sponsors, including evaluating relevant real estate experience and financial capacity.Prepare and maintain sponsor track records, including prior acquisitions, renovations, construction projects, exits, and realized performance.Review borrower financial information and help determine appropriate liquidity and net worth requirements based on the size and risk profile of each transaction.Identify potential sponsor-level strengths and risks that should be considered during the credit approval process.Credit & Capital Markets SupportAssist in preparing loan submissions for the Head of Capital Markets, internal investment decision-makers, and external investors and capital partners.Ensure that underwriting materials clearly document the property, sponsor, project scope, valuation, budget, proposed structure, and material risks.Respond to questions and assist with additional analysis as transactions progress through internal and external review.Coordinate across Sales, Credit, Capital Markets, and other teams to help move transactions efficiently from initial screening toward approval and closing.Process Improvement & AILook for opportunities to improve and streamline the loan intake, valuation, underwriting, and credit submission processes.Develop strong proficiency with Spreo Capital's technology, data sources, and underwriting tools.Explore practical uses of AI and automation to reduce repetitive work, improve data accuracy, accelerate analysis, and create more consistent underwriting processes.Help develop templates, workflows, and analytical tools that allow the Credit Structuring team to evaluate transactions more efficiently as the company grows.QualificationsBachelor's degree with a strong academic record.0–2 years of professional experience.Prior internship or work experience in real estate, real estate finance, lending, banking, private credit, investment management, or a related field is preferred but not required.Undergraduate coursework in real estate, finance, accounting, economics, or a related discipline is highly desirable.Working knowledge of Microsoft Excel and an interest in developing strong financial and analytical skills.Strong quantitative and problem-solving abilities.Ability to organize information and communicate analysis clearly and concisely.Strong attention to detail while maintaining an understanding of the broader transaction.Interest in real estate investing, lending, and credit analysis.Interest in using AI, automation, and technology to improve traditional financial processes.What We're Looking ForWe are particularly interested in candidates who:Take ownership.
