This is not a traditional, corporate-layered role—this is a seat at the table with direct access to ownership, real influence over operations, and the ability to shape both day-to-day execution and long-term strategy.This community is currently undergoing a major renovation and full repositioning. Ownership is seeking a proven operator who can take full control of onsite performance and lead from the front.The OpportunityThis role is essentially running a small city—with full responsibility for operations, people, and performance. You'll oversee all aspects of the asset, including:Day-to-day property operations across 1,000+ unitsLeadership of a 45-person team (leasing, office, union maintenance, janitorial)Resident experience, escalations, and retention strategiesBudgeting, financial performance, and expense controlOngoing renovation and repositioning efforts, including vendor and contractor managementCompliance with DC regulations, including rent control and court processesDirect reporting and regular communication with highly engaged ownershipThis is a high-visibility, hands-on role with minimal corporate infrastructure—ideal for someone who thrives in autonomy and wants true ownership of their asset.What We're Looking ForMust-Haves:4+ years leading operations at a large-scale community (~1,000+ units)Strong knowledge of Washington, DC regulations (rent control, legal processes, local market dynamics)Experience managing union teamsProven success overseeing renovations, construction, or repositioning projectsStrong financial acumen (budgeting, forecasting, performance management)A hands-on leadership style—visible, present, and engaged in daily operationsComfortable operating with limited corporate supportNice-to-Haves:Experience with property management systems such as MRIBackground with older, urban assets in DC or similar markets (NYC, Chicago, etc.)Experience managing occupied renovations or resident relocationsPrior experience in owner-operated environmentsWho Will Succeed HereLeaders who are calm, organized, and direct in high-pressure environmentsOperators who lead from the field, not behind a deskProfessionals who value accountability, follow-through, and consistencyIndividuals who can build trust across diverse teams and personalitiesThose energized by complexity, scale, and being deeply involved in the detailsWho This Isn't ForCandidates with frequent job changesThose seeking a predictable, low-intensity scheduleManagers who prefer a purely administrative or office-based roleThis is a rare opportunity to step into a true ownership-facing leadership role at a transformative moment for a large DC asset.
