Project Manager
About the RoleWe’re hiring a Project Manager who can take a project from estimating and proposal through execution, closeout, and warranty. This is a hands-on role for someone who can price work accurately, write clear scopes, run buyout, manage schedule/budget, and communicate professionally with clients, subs, and internal teams.What You’ll DoEstimating / Preconstruction • Review plans/specs, SOW, site conditions, and constraints to build accurate bids. • Perform takeoffs and develop detailed estimates (labor, material, equipment, subs). • Solicit/level subcontractor and vendor quotes; confirm inclusions/exclusions. • Prepare bid clarifications, alternates, value engineering, and risk notes.Project Management • Lead turnover from estimate to operations (budget, scope sheet, schedule assumptions). • Create subcontractor/vendor scopes and run buyout consistent with budget. • Build and maintain the project schedule; track long-leads and procurement. • Manage submittals, RFIs, meeting minutes, logs, and project documentation. • Track job cost, committed costs, forecasting, and production; protect margin. • Handle change orders from identification through pricing and negotiation. • Support field leadership with planning, coordination, quality control, and safety. • Closeout: punchlist, O&Ms, as-builts, training, turnover, and warranty.What We’re Looking For • 3+ years in construction estimating, project engineering, or project management (or equivalent). • Strong plan/spec reading and scope control (you can spot gaps and prevent surprises). • Solid understanding of subcontractor scopes, buyout, and change management. • Strong communication and documentation habits (email, meeting notes, logs). • Comfortable working across office + jobsite and driving multiple projects. • Proficient with Excel and PDF markups; Procore experience is a plus.Preferred (Nice to Have) • Government/DoD or public works experience (submittal-heavy, compliance, badging). • Familiarity with prevailing wage/certified payroll workflows. • Scheduling experience (MS Project, Primavera, or similar).Performance Expectations • Projects are delivered on schedule and within budget. • Changes are captured early, priced correctly, and documented. • Clean closeouts with minimal warranty issues. • Strong collaboration with superintendent/foreman and office admin team.
