Senior Property ManagerLocation: Needham, MassachusettsCompensation: $120,000 - $180,000 base salary + bonus + full benefitsEmployment Type: Full-Time | On-Site with regional travel as neededWe’re partnering with a well-established, privately held commercial real estate ownership and operating platform to identify an experienced Senior Property Manager to oversee a high-performing portfolio of industrial and logistics assets throughout the Northeast.This is an outstanding opportunity for a proven property management leader who thrives in an entrepreneurial environment and wants direct visibility with ownership, asset management, and executive leadership. The ideal candidate brings deep experience managing industrial, warehouse, flex, or logistics properties, along with a strong financial foundation and a hands-on leadership style.What You’ll Be Responsible ForPortfolio LeadershipOversee day-to-day operations for a multi-property industrial portfolioEnsure assets are maintained to institutional ownership standardsConduct regular property inspections and operational reviewsIdentify opportunities to improve operational efficiency, tenant satisfaction, and asset valuePartner with ownership and asset management to execute portfolio strategiesFinancial OversightPrepare and manage annual operating budgets and reforecastsReview monthly financial reporting, variance analysis, and accrualsOversee CAM reconciliations, expense recoveries, and operating expense controlsMonitor receivables, collections, and vendor paymentsApprove contracts, purchase orders, and capital expendituresTenant & Lease ManagementServe as the primary point of contact for key tenant relationshipsManage lease administration, renewals, expansions, move-ins, and move-outsCoordinate tenant improvement projects and occupancy transitionsResolve escalated tenant issues with professionalism and urgencyPartner closely with leasing teams on retention and occupancy initiativesCapital Projects & Building OperationsOversee capital improvement projects including roofing, paving, HVAC, dock equipment, and infrastructure upgradesManage contractors, consultants, and service providersEnsure projects are completed on time and within budgetSupport due diligence and transition activities for acquisitions and dispositionsCompliance & Risk ManagementEnsure compliance with safety, environmental, insurance, and regulatory requirementsMaintain emergency response protocols and risk mitigation programsOversee vendor compliance, contract administration, and certificate trackingTeam LeadershipMentor and develop junior property management staffCreate accountability, operational consistency, and best-in-class service standardsDrive process improvement initiatives across the portfolioWhat We’re Looking For7+ years of commercial property management experienceSignificant experience managing industrial, warehouse, logistics, or flex assetsExperience overseeing multi-property and/or regional portfoliosStrong financial acumen including budgeting, forecasting, CAM reconciliations, and variance reportingSolid understanding of commercial leases and tenant relationsExperience with Yardi, MRI, or similar property management softwareAbility to lead cross-functional teams and manage multiple priorities in a fast-paced environmentBachelor’s degree preferredCPM, RPA, or similar industry designation is a plusWhy This Opportunity Stands OutDirect exposure to ownership and senior leadershipHigh-visibility role with meaningful influence on portfolio performanceEntrepreneurial, decision-oriented culture with minimal bureaucracyStrong compensation package: $120K - $180K base + bonus + comprehensive benefitsLong-term growth potential within an active, acquisitive real estate platformIf you’re a strategic property management leader looking to take ownership of a high-quality industrial portfolio and join a team where your impact is visible, we’d welcome a confidential conversation.
