The below responsibilities and qualifications are key to a successful outcome.PLEASE BE SURE TO INCLUDE A RESUME IN THE APPLICATIONPrimary Functions:Develops and implements plans for project specific successManages, coordinates and monitors schedules, costs and technical performance of all project functionsAssures the completion of projects within budget, on schedule and of the highest qualityThis position reports directly to the Senior Project Manager / Project ExecutivePrimary Duties:Develops project plans, budgets and schedulesMonitors the performance of projects compared to plans and takes action to bring project performance in line with the design intentEvaluates the day-to-day management of the project, directs and coordinates subcontractor supervisory personnel engaged in planning and executing the work to prevent delaysResolves disputes with subcontractors and vendorsCollaborates with estimating and purchasing to monitor data and information related to costs involved with budgetary issuesCreates and maintains effective working relationships with all Owners, consultants, subcontractors, and project staffManages expectations in terms of budget, quality, and timely completion of the projectAssures compliance to plans and specificationsDirectly responsible for developing and executing project specific quality control programAssures that strict standards of safety are created and complied with on a daily basisEvaluates the performance of the project staffEstablishes and maintains relationships with suppliers and subcontractors to ensure that all material, supplies, tools, equipment and personnel are on site when requiredCreates a high project team performance by:Conducting regular team meetingsProviding direct feedback to specific project tasksEnsure high levels of enthusiasm and commitment through the completion of the projectDevelops and administers project budgets and fiscal controls, contracts and quality controlContinuously seeks out opportunities to reduce project costsEnsures strict adherence to project controls and reporting requirementsPerforms project cost estimating, value engineering, proposals and change orders under the direction of the Senior Project Manager.Assures that construction and administrative functions are handled according to company policy. These include:Change OrdersSubmittalsContractsClose OutsBillings/requisitionsPurchasesRFI’sField DirectivesDeficiency noticesNYC DOB Violations and ECB NoticesCoordinates, plans and leads weekly meetings with subcontractors and OwnersAlong with the project accountant, the PM is directly responsible for preparing the monthly requisition to Project OwnershipResponsible for the scheduling and running of weekly project team staff meetings. Meeting minutes must be posted in the project folder on a regular basis.Directly responsible for the performance of:Assistant Project ManagerProject AdministratorSite SuperintendentAssistant SuperintendentsSite Safety and Fire Safety ManagersLaborersSubcontractorsQualifications and Experience:5+ years of experience with full responsibility for the managing and execution of commercial, residential, and mixed-use construction projects5+ years of experience managing projects over 50,000 SF with staffing of 5-10 personsExperience and knowledge of commercial construction estimating, means and methods, accounting and project administrationExcellent leadership and communication skillsExtensive experience in managing Supers, Assistant Project Managers and Project support staffMust possess unquestionable personal integrity and a superior reputationMust be familiar with Procore PM software, Microsoft Suite (Excel, Word, PowerPoint), and DocusignExperience with NYC Construction marketPossess at minimum DOB SST credentials (OSHA 30)Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (preferred).
