This is not a task-based role, but a true ownership opportunity where you are responsible for the performance, operations, and client relationships across your portfolio. Youll have the autonomy to make decisions, influence outcomes, and directly impact results while working closely with leadership as the portfolio continues to expand. Currently, the portfolio includes approximately 120 units across seven small communities with four different ownership groups, along with 64 single-family homes. There are no large onsite teams, making this a true operator role where your ability to manage efficiently, prioritize effectively, and drive performance will be key. This is an opportunity to step into something established but actively growing, giving you the chance to scale with it and build something meaningful over time rather than simply maintain it.What Youll DoTake full ownership of your portfolio, managing day-to-day operations while driving overall performanceServe as the primary point of contact for property owners, building strong, trust-based relationshipsProvide proactive communication, portfolio updates, and performance insights to owners and investorsMake strategic recommendations around pricing, vacancy, and asset performance to align with owner goalsManage leasing strategy, rent pricing, and vacancy reduction efforts to maximize occupancyOversee the full resident lifecycle including move-ins, move-outs, inspections, and deposit dispositionsCoordinate maintenance, vendors, and turnover timelines to ensure properties are well-maintained and rent-readyMonitor work orders and ensure timely follow-up with both residents and ownersSupport rent collections, delinquency follow-up, and handle escalations with professionalismEnsure compliance with company standards, landlord-tenant laws, and fair housing regulationsPartner with internal teams to ensure smooth operations and consistent service deliveryContinuously identify opportunities to improve efficiency, resident experience, and overall portfolio performanceRequirements3+ years property management experienceExperience with single-family or multiple-site portfoliosKnowledge of landlord-tenant lawsStrong organization, communication, and follow-throughIf youre ready to take full ownership of a portfolio, drive real results, and grow alongside a company thats actively expanding, this is your opportunity.
