This role ensures all units meet company standards for habitability, safety, and aesthetic appeal before occupancy.ESSENTIAL JOB FUNCTIONS:Unit Preparation and CleaningPerform thorough cleaning of all apartment surfaces including floors, walls, ceilings, windows, and fixturesDeep clean kitchens, bathrooms, and all appliances to move-in ready conditionRemove all debris, personal belongings, and trash from vacant unitsSteam clean or replace carpeting as neededClean and sanitize all surfaces according to health and safety standardsMaintenance and RepairsConduct comprehensive unit inspections to identify needed repairs and improvementsPerform basic plumbing repairs including faucet replacement, toilet repairs, and drain cleaningComplete electrical work such as outlet and switch replacement, light fixture installationPaint walls, ceilings, and trim using proper techniques and color specificationsRepair or replace damaged drywall, doors, windows, and hardwareInstall or repair flooring including tile, laminate, and carpetService and maintain HVAC systems and replace filtersQuality Control and DocumentationComplete detailed make-ready checklists for each unitDocument completed work and any outstanding issues requiring specialist attentionCoordinate with vendors and contractors for specialized repairs when neededMaintain accurate inventory of supplies and materialsTake before and after photos of completed unitsEnsure compliance with local housing codes and company standardsSafety and MaintenanceTest and replace smoke detector and carbon monoxide detector batteriesInspect and maintain safety equipment and systemsFollow all safety protocols and OSHA guidelinesProperly handle and dispose of hazardous materialsMaintain tools and equipment in good working conditionOther duties as assignedSKILLS + ABILITIES:Ability to assess unit conditions and determine appropriate repairs.Ability to follow written and verbal instructionsAbility to manage time and prioritize tasks independently.EDUCATION + EXPERIENCE:High school diploma or equivalentPrevious experience in apartment or property maintenanceExperience with painting, flooring installation, and general carpentryAbility to read and interpret work orders and technical manualsQUALIFICATIONS:Proficiency with hand tools, power tools, and diagnostic equipmentStrong attention to detail and quality workmanshipExcellent time management and organizational abilitiesProblem-solving skills and ability to work independentlyProfessional communication and customer service skillsBasic computer skills for documentation and reportingIf job duties require the use of a vehicle or golf cart, employee must maintain a valid driver’s license, an acceptable driving record, and current auto insurance.WORKING CONDITIONS:Work primarily performed in residential apartment units and common areasExposure to cleaning chemicals, dust, paint fumes, and other maintenance materialsWork in various weather conditions when accessing outdoor areasOccasional work in confined spaces such as utility closets and crawl spacesRegular interaction with residents, property staff, and contractorsOn-call availability may be required for emergency situationsPHYSICAL DEMANDS:Ability to lift and carry up to 50 pounds regularlyProlonged standing, walking, bending, kneeling, and reachingAbility to work on ladders and at elevated heights up to 10 feetManual dexterity required for detailed work with tools and equipmentVisual acuity to inspect work quality and identify defectsAbility to distinguish colors for painting and aesthetic workStamina to work full 8-hour shifts with physical demandsAbility to navigate stairs and uneven surfaces safelyThe statements above are intended to describe the general nature and level of work being performed.
