Cissy C. Watson is the CEO of the company and drives the development of new construction and the preservation of affordable housing communities.Position Summary:We are seeking an experienced Development Associate with a minimum of 5 years of experience in commercial real estate and 2 years in affordable housing. In this position, you will lead the advancement of affordable housing initiatives from the initial assessment to the final stages. As the Development Associate, your responsibilities will encompass overseeing the entire development process, from evaluating new prospects and assessing financial viability to managing projects and timelines, all the way through to completion.Responsibilities:- Identify and analyze development opportunities in affordable housing- Perform comprehensive feasibility assessments and financial evaluations to determine the viability of potential projects- Develop and execute project budgets, schedules, and timelines- Manage all aspects of the development process, including land or project acquisition, financial proformas, loan and LIHTC applications, project design, construction budgets, and closings- Build and maintain relationships with key stakeholders, including governmental agencies, lenders, investors, and community partners- Manage and lead a development team of architects, engineers, consultants, general contractors, lenders, investors, legal counsel, and others- Ensure compliance with all relevant programs- Manage project budgets and cash flows to ensure financial feasibility and profitability- Prepare and present data or reports as needed to senior management or local municipalities- Continuously identify areas for improvement and implement best practices to increase efficiency and effectivenessEducation and Experience:- Bachelor's degree in real estate development, finance, business, or related field- Minimum of 5 years of experience in commercial real estate, preferably with a focus on development- Minimum of 2 years of experience in affordable housing development- Experience with state agencies and LIHTC applications- Experience in budget analysis and underwritingKnowledge, Skills & Abilities: - Strong analytical and financial skills- Excellent attention to detail, judgement, and dependability, including the ability to meet deadlines- Excellent written and oral communication- Great interpersonal skills with clients, potential partners, and coworkers.
