Critical Facilities Technician III, HVAC

The Critical Facility Technician III (HVAC) is responsible for maintaining and operating mission-critical mechanical systems in a data center environment. This role ensures equipment reliability, supports 99.999% uptime, and delivers high-quality service without impact to customers.
Systems & Equipment Exposure
HVAC systems (AHUs, CRACs, DX units, chillers)
Electrical/mechanical infrastructure (UPS, generators, ATS/STS, distribution systems)
Building systems (BMS/BAS, EPMS, fire alarm systems)
Perform preventative maintenance, repairs, and troubleshooting on HVAC and mechanical systemsMonitor facility systems and respond to alarms and emergency situationsConduct routine walkthroughs (temperature, humidity, system status)Operate and adjust BAS/BMS systems following site proceduresMaintain accurate records in CMMS and complete service reportsRead and interpret blueprints, wiring diagrams, and technical documentsFollow and execute MOPs, SOPs, and EOPsSupport and oversee vendors and subcontractorsEnsure compliance with safety standards (LOTO, SDS, etc.)Train and support other technicians as needed5+ years of HVAC experience (residential and commercial acceptable)Experience in data centers or large industrial/manufacturing environmentsEPA 608 CertificationValid, unexpired driver’s licenseHigh school diploma or GEDStrong mechanical and electrical troubleshooting skillsAbility to read technical documents and follow proceduresBasic computer skills (CMMS, reporting systems)Strong verbal and written communication skillsMust be 18+ years of ageAbility to work overtime and respond to emergencies as neededMust comply with all federal, state, and local regulationsPreferred Qualifications10+ years of commercial HVAC experience (Journeyman level)HVAC Journeyman License (if required locally)1+ year of data center / mission-critical experienceOEM or factory training on mechanical systems About Us ABM (NYSE: ABM) is one of the world’s largest providers of facility services and solutions.
