The Project Manager is responsible for the overall direction, completion, and financial outcome of a construction project. In this position, the Project Manager directs and supervises activities related to contract administration, change orders, submittals, procurement, project financial projections, and schedule requirements to ensure projects are completed with quality, profitable, adhering to our Safety/Zero Harm culture.Essential FunctionsSafety: ZERO HARMLead, Oversee and Educate Owners, Subcontractors, Team Members and Community on the Zero Harm safety culture and its benefits. Perform project safety walks, Participate in project safety meetings. Participating in incident investigationsEnsure safety is properly incorporated into job planning and executionBusiness DevelopmentAssist in project pursuits through early game involvement, RFP preparation, and presentationsDevelop and maintain strong with new and existing clients, construction managers, architects/ engineers, subcontractors, key stakes holders and community.Attend conferences, industry events and other networking opportunitiesProject Financial Responsibility to ensure a project is delivered with Budget. -Timely Subcontractor Contracting/ Buyout Project Cost Projection and Financial Reporting (Monthly , Quarterly and Yearly), Budget Reviews/ Cost Tracking,Labor Reports/ Projections,Owner Billings, Payment Collection, Cost Event Tracking, Change Order Negotiations and etc Preconstruction Coordination-Manage Preconstruction Process Assists with Estimates Assist with Constructability/ Value Engineering, Assist with Logistical/ Schedule Planning,Create Project GC and GR budgets, Staff Planning, Scope Writing,Review Owner Contract. Contract Negotiations (Owner and Subcontractors), IIdentify Risk,Facilitate Preconstruction Meeting with Owner and Subcontractors and etc.Lead Project Start UpPlanning & Scheduling-Understand Overall Project Plan, Phasing, Milestones and ScheduleAssist the Superintendent with schedule updatesPrepare and distribute monthly schedule updates and narrativesKnowledge and ability to lead pull planningDelay tracking and Notifications. Time Impact Analysis DevelopmentProcurement TrackingAbility to Identify, Navigate and negotiation schedule roadblocks and etc.Develop / manage the project purchasing scheduleCost Loaded Schedule experience is a plus.Project Administration, Operations, and Close-outLead Owner, Architect, Contractor (OAC) and Key Stake Holder meetingsAttend weekly subcontractor meetings (Chaired by Superintendent)Manage overall request for change order processReview and approve monthly owner and subcontractor pay applications Lead Monthly Project Reporting (MPR) preparation and discussionsCommunicate job needs / issues up as necessaryDevelop and Assist in Leading the Project Quality Control Program, preconstruction Meeting, first work inspections and etc.Oversee closeout of project, subcontractors and vendorsObtain certificate of occupancy and government approvalsBuild Effective Teams, Foster Positive Culture, Leadership and Employee Development. Mentor, train and develop salary personnel in all aspects of their careers. Provide timely feedback and ensure that employees participate in the performance review process.Minimum RequirementsBachelor of Science degree in Construction Management, Engineering, or related field.Ten years or more of commercial construction experience in project management on K-12 and or Higher ED Construction Both are not requiredFive to Ten years or more of direct supervisory experience related to subcontractor management.Proficiency using a personal computer (PC) and company communication tools, such as email, the internet, Procore, Bluebeam, Navisworks and Microsoft products (e.g., Word, Excel, Office, Outlook).Experience with Financial reporting tools such as JD Edwards, Power BI or similar construction application(s). Preferred RequirementsDSA/Public Works experienceOSHA 30DBIA and CCM Professional Certifications (preferred but not required)Local qualified candidates are strongly encouraged to apply.The base compensation range for the role of Project Manager in Imperial Valley, CA posted above is $120,000 to $160,000 annually.This is the lowest to highest salary we in good faith believe we would pay for this role at the time of this posting. We may ultimately pay more or less than the posted range, and the range may be modified in the future. An employee's pay position within the salary range will be based on several factors including, but not limited to, relevant education, qualifications, certifications, experience, skills, seniority, geographic location, performance, shift, travel requirements, any collective bargaining agreements, and business or organizational needs. No amount of pay is considered to be wages or compensation until such amount is earned, vested, and determinable.
