Job Description Required Skills & Experience7-10 years of experience in real estate or facility operations.Multi-Family experience required (apartment complexes, condos, etc.)3-5 years of leadership experience recently.Budgeting experience (preparing budget for operations and capital expenditures).Key words: OPEX (operating budget) and CAPEX (capital expenditures).Comfortable getting their hands dirty when needed (occasionally will provide training onsite for their Maintenance Techs).Professional and reliable.Comfortable with 70% annual travel to CST facility locations.Nice to Have Skills & ExperienceBachelor's Degree in Engineering, Facilities Management, etc.Certifications: Certified Facility Manager (CFM or FMP) - strongly preferred.Background as a Maintenance Tech or Engineer.Job DescriptionSince its founding in 1992, IG's client has grown into a recognized leader in the multifamily real estate industry, serving residents throughout the US.Their success is powered by a talented team dedicated to delivering exceptional apartment living. From thoughtfully designed homes to outstanding customer service, our client is committed to creating memorable experiences for residents while delivering consistent value to investors.D2D:Strategic Planning & Budgeting:-Develops long-term capital improvement plans and manages the department's annual operating budget (OPEX) and capital expenditures (CAPEX).Team Leadership:-Hires, develops, evaluates and directs a team of regional maintenance managers, regional maintenance technicians, managing their training, performance, and scheduling.-Partners with Director of Regional Maintenance in developing training tools in support of Maintenance needs and initiatives.-Assists with the development of team training curriculum.Policy & Procedure Development:-Evaluates, develops, and recommends maintenance polices that will ensure compliance of federal regulations, safety standards.-Develop Metrics/KPIs for teams.Site Evaluations:-Visits properties and conducts periodic inspections to review, in detail, the property's common areas, maintenance shop and other areas.-Target is to visit each property 1 time per year and ensure RMM's and RMT's are visiting their properties 2 time per quarter.Project Management: Leads major facility renovations, expansions, and equipment installations from specification through to final inspection.Maintenance Management: Oversees both preventative maintenance and reactive maintenance.Vendor & Contract ManagementCompliance & Safety
