Atchison CountyFacilities & MaintenanceDepartment: Facilities & MaintenanceReports to: Maintenance SupervisorFLSA: Non-ExemptPosition SummaryUnder the supervision of the Maintenance Supervisor, this position will be responsible for performing a variety of building and maintenance assignments, including repairs and preventative maintenance according to predetermined standards as set forth by Atchison County and regulatory guidelines. Work is performed with a substantial degree of independence within the framework of prescribed policies and procedures. Utilizes accepted standards of safety in all phases of designated duties.Essential FunctionsGeneral maintenance repairs, such as, electrical, plumbing, broken windows, repair door locks;Evaluate & maintain facility equipment for the county facilities and departments necessary for effective functioning;Install computer lines;Clean air conditioners, change filters monthly, check boiler daily and test chemicals;Snow removal and apply ice melt for sidewalks and parking lots of county owned buildings;Operate a motor vehicle;Maintain an acceptable level of availability for work which may include modified hours as needed (inclement weather, special events that require extra efforts to maintain the Department facilities);Exhibit a positive attitude towards co-workers, supervisory personnel and members of the general public;Vacuum, clean, dust, empty trash cans on a daily basis;Wax and buff floors, landings and steps as required;Sweep, mop hallways, rooms and clean vaults as needed;Keep restrooms cleaned and supplied;Pick up trash on grounds daily;Perform mowing, raking, trimming, mulching and weeding of grounds as needed;Repair sidewalk as necessary;Paint inside and outside as necessary;Clean carpet as needed;Carry copy paper, files, license plates, etc. as needed;Install handicap license plates;Wind clock tower three times a week;Prepare for the opening & closing of Courthouse (turning on/off lights, air conditioning, etc.)Secondary FunctionsPerform custodial duties when needed;Perform other related duties as deemed necessary or as required in all county facilities;KnowledgeKnowledge of the basic fundamentals of plumbing, electrical and carpentry;General knowledge of maintenance, cleaning and grounds keeping;Working knowledge of chemicals used in cleaning;Knowledge of applicable departmental policies, procedures and regulations.SkillProblem solving skills;Personal relationship skills; dealing with staff and public;Organizational skills;Good oral and written communication, interpersonal and customer service skills.AbilityAbility to operate a motor vehicle, snow removal equipment, lawn mower, weed eater and variety of power tools;Ability to work on several projects & tasks at once;Ability to read and comprehend County policies;Ability to read and comprehend technical/mechanical manuals;Ability to understand and follow oral and written instruction of varying details;Ability to analyze safety situations;Ability to manage own time and be a self-starter;Ability to assess situations and make recommendations;Ability to solve problems;Ability to establish and maintain effective working relationships with county employees within administrations, staff members and from other departments;Ability to adapt to different people, behavior and circumstances, to control anger and maintain professional demeanor, and to remain calm under stress and anger;Ability to listen and receive clarification;Ability to respond well to questions.Required Education and/or ExperienceHigh School Diploma or GED;Two to three years or more of maintenance experience or equivalent combination of training and experience;Expected to have acquired the necessary skills and information to perform the job reasonably well after six (6) months in the position.Working and Physical ConditionsManual labor is required;Adverse-working conditions and long hours may exist;The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds;The employee is regularly required to use hands and/or fingers to handle, feel or operate objects, tools or controls and reach with hands and arms;The employee is frequently required to stand, talk, hear, walk, sit, climb, balance, stoop, kneel, crouch and crawl;Specific vision abilities required by this job include close vision, distance vision, peripheral vision and depth perception;Communicate effectively in person, on the radio or telephone; to make and receive phone calls.Special RequirementsMust pass background check; no felony conviction or disqualifying criminal history;Must pass post offer physical and drug screenThe specific statements shown in each section of this description are not intended to be all-inclusive.
