In the Project Management position at The Burt Group, you will be responsible for the successful completion of all aspects of your assigned projects including, but not limited to: client relations, quality, timeliness, and profitability. You will need to uphold the company’s unmatched consistency in delivering successful projects that meet client’s objectives with extraordinary levels of quality and customer service.Must Have Commercial GC ExperienceEssential Duties & Responsibilities Be the Ambassador of our One Team approach remaining dedicated and responsible for serving our clients alongside our project teams:establish meaningful connectionsdevelop a solid understanding of client objectivesset initial expectations with both clients and internal project teams; adjusting as necessary to meet the needs of the projectRally project teams to achieve common goalsOwn and manage all aspects of projects including client relationships, schedules, budgets, profitability, document control, following TBG procedures, and overseeing production through comprehensive project completionAttain a thorough and complete understanding of the prime contract especially when it comes to start and finish dates, billing requirements and deadlines, change order processes, and liquidated damages, among other detailsReview and understand the drawings and specifications, proactively identifying design deficiencies, schedule concerns, and other project-specific issuesAssist with creation and review of scope sheets and related subcontracts with Project Team prior to executionReview the Master Subcontract Agreement for understanding for use during conflict resolution with subcontractorsWork with Project Team to identify, procure, process, and review all required permits and inspectionsAt the project onset, discuss plans for billings including timing and projected amounts with the client and create a billing schedule for allReview and manage Committed Cost Report on a daily basis including managing project cost projections and forecasting additional costs to be incurredLead OAC meetings and meeting minutes on a weekly basis in conjunction with Project/Office EngineerCollaborate with the Project Superintendent to develop, refine, and continually update project schedules to ensure all milestones are identified and tracked. Consistently communicate sequence and schedule updates to all subcontractors and vendors using Microsoft Project and Pull PlanningMeet weekly and communicate daily with Superintendent to assess project progress, schedule, changes, and deliveriesWrite, negotiate and collect change ordersIdentify, procure, process, and review all required permits and inspectionsCommunicate with Project Team on a weekly basis regarding construction schedule and update all applicable parties as neededReview monthly pencil copy owner pay application package drafted by Project Accountant for all active projects alongside Project/Office Engineer for mark-up and approvals based on costs incurred to dateReview weekly Accounts Receivable report, assist with collections where necessary, be prepared to provide status updates at all times to Executive teamAttend all critical subcontractor meetings to alleviate and prevent subcontractor conflictAttend Project Analysis meetings to review and report on project status including schedule, budget, billings, subcontractor performance and any other necessary information for project successManage entire change order process for clients and subcontractorsWork with Project Team to identify, track and maintain costs for cost-plus or g-max contract structured projects; as needed, track taxes for state rewardsManage project through comprehensive completion including punch walk, signed punch list, final payment, and close out document deliveryCommunicate, promote, and enforce safety protocols to ensure job sites consistently meet or exceed OSHA safety standardsComplete job site analysis safety reports and send to Safety and Risk Management on a monthly basis or as requiredReport all accidents to Safety and Risk Management immediatelyOther duties as assigned*QualificationsDemonstrated knowledge of and experience with managing commercial renovation/improvement construction projects within the healthcare, commercial, or retail environmentsProven ability to build quality relationships with Clients, Architects, Engineers, Sub-Contractors, employees and our communitySolid track record of closing out jobs on time and on budget with the highest qualityStrong communication skills with a respectful, positive, and personable styleResourceful and thorough problem solving skillsStrong computer skills with Microsoft Office, Microsoft Project, and Sage 100Education & Experience3-5 years’ experience in a Project Manager capacity working on commercial construction projects totaling $5M or moreExperience working within occupied buildingsExperience with Procore preferredBachelor’s degree in Construction Science, or related field, and/or equivalent experience required
