Conduct site visits to ensure compliance with standards and specifications.Prepare construction documents - 20%Prepare bid documents, contracts, and specifications.Design - 20%Design and/or coordinate the design of construction projects.Manage project processes - 20%Conduct pre-bid and pre-construction meetings. Review and approve requests for payment. Update facility users and administration or project progress.Maintain records - 10%Maintain construction records and serve as custodian of campus drawings.Supervisor Expectations :Ability to write standard USG contracts.Ability to collect quotes or conduct open bids; collect paperwork and submit for procurement within standards.Lead campus housing capital projects from planning through completion.Align timelines with academic and housing calendars.Manage budgets, track costs, and control change orders.Provide accurate and timely financial updates.Oversee vendors/contractors to ensure quality, safety, and schedule adherence.Hold contractors accountable for performance Ensure contractor performance is in accordance with the contract; and take actions IAW contract and procurement regulations for remedy when not in compliance.Partner with Housing, Facilities, and campus leadership.Communicate impacts and coordinate around occupancy.Ensure compliance with codes, safety standards, and policies.Proactively identify and mitigate risks.Provide clear, concise status updates.Escalate issues early with solutions.Ensure work meets standards.Complete punch lists, documentation, and project turnover.Prioritize student safety, comfort, and retention.Minimize disruption during construction.Demonstrate ownership, responsiveness, and sound judgment.Maintain strong, collaborative relationships.Ensure projects are completed on time and within budget.Ensure contractor performance is in accordance with the contract; and take actions IAW contract and procurement regulations for remedy when not in compliance.Ensure minimal change orders and operational disruptions.
