DescriptionProject Manager, Senior University HousingGeorgia State UniversityThe Project Manager coordinates and manages the planning, design, estimation, and execution of multiple renovation, renewal, and capital improvement projects within University Housing facilities. Projects primarily support residential communities, student-facing amenities, and housing operational needs, and typically range from small renovations to medium-scale capital projects. This role ensures projects are delivered on time, within budget, and with minimal disruption to occupied residence halls, prioritizing student safety, continuity of operations, and academic calendar constraints. This position reports to the Senior Director for Residential Facilities.WHAT MAKES University Housing A GREAT PLACE?Generous benefits, including health, dental, vision, tuition assistance, retirement, etc.A knowledge-sharing organization that works collaboratively with diverse partners.Professional development opportunity and mentorshipA rapidly growing center within an academic settingHERE IS WHAT YOU WILL DOProject ManagementManages multiple housing-related renovation, renewal, and capital projects, including residence halls, apartments, common spaces, offices, and support facilities.Oversees the development and review of project scopes, cost estimates, schedules, and construction documents in collaboration with Design & Construction, Maintenance, and external consultants.Coordinates project activities to align with the academic calendar, including summer turn, move-in/move-out periods, and occupied-building constraints.Serves as the primary liaison between University Housing, Facilities Management, Design & Construction, Residence Life, and external contractors and vendors.Attends and participates in pre-design, pre-construction, construction progress, and post-construction meetings.Monitors construction progress to ensure compliance with approved plans, budgets, schedules, and quality standards.Coordinates inspections and ensures compliance with applicable building codes, fire/life safety requirements, ADA standards, and university policies.Assesses project-related safety, risk management, and resident impact, implementing mitigation strategies as needed.Collaborates with Housing Operations and Maintenance to coordinate shutdowns, access, logistics, and post-project transitions.Signs off on completion of projects.Crisis Management & ResponseRespond to crises such as facilities issues and safety/security incidents as needed.Assess and stabilize situations while providing appropriate follow-up and referrals.Maintain regular communication with Housing leadership, Facilities Management, GSUPD, and other campus partners as appropriate.Support post-crisis follow-up by documenting incidents thoroughly and engaging in care and concern case management.Departmental & University CollaborationServe on departmental committees, task forces, and working groups, contributing to division-wide goals and initiatives.Partner with University Housing central office staff to ensure consistency of services, communication, and student support across residential communities.Participate in professional staff recruitment and selection processes as neededAdministrativeRespond promptly and professionally to inquiries from students, parents, faculty, administrators, and campus partners, providing accurate information, resolving concerns, and clarifying policies with a focus on education and customer service.Manage program and operational budgets, including tracking expenditures, reconciling accounts, and ensuring responsible stewardship of university resources.Maintain accurate records, reports, and documentation to support departmental accountability and decision-making.Contribute to departmental continuous improvement by assessing processes, implementing innovations, and supporting a culture of customer service excellence.Collaborate with University Housing leadership and campus partners to streamline administrative workflows, share best practices, and enhance consistency across communities and functional areas.Ensure compliance with university, state, and federal policies, as well as departmental protocols.Provides project updates, documentation, and reports to Housing leadership and other stakeholders.Assists with selection of contractors and negotiation of job quotes/bids under the posting threshold.Supports procurement and contract administration activities related to housing projects.Perform other duties as assigned consistent with the purpose and scope of the position.Disclaimer: This job requisition provides a high-level job definition. Strong organizational, time management, and project coordination skills, with the ability to manage multiple projects simultaneously.Strong written and verbal communication skills, with experience collaborating across departments and with external consultants and contractors.Ability to work in occupied facilities and manage projects with sensitivity to resident impact,safety, and operational continuity (i.e., strong customer service orientation). Ability to navigateoccupied buildings, construction sites. and perform physical activities such as walking. climbingstairs. and accessing non-confined areas as required.Salary offers will be determined based on the candidate’s qualifications in relation to the Minimum Hiring Standards.
