Project Manager - Commercial Concrete
What We're Looking ForElevate Concrete Systems is a commercial lightweight concrete contractor, and we're looking for a Project Manager who can run projects, not just talk about it.This role is about owning jobs from start to finish - keeping schedules tight, crews moving, materials on time, and problems handled before they slow the job down.You'll work directly with field crews, general contractors, and suppliers to make sure the concrete gets placed right, on schedule, and without excuses. I could go on, but you probably don't have all day!PurposeResponsible for the planning, coordination, and execution of commercial lightweight concrete construction projects, ensuring projects are completed on schedule, within budget, and in accordance with Elevate Concrete Systems' quality standards.Responsibilities of the PositionPre-Construction PhaseReview plans and specificationsAttend internal turnover meetings with estimating, reviews bids for constructability, prepares RFIs, and coordinates shop drawingsReview and understand contract and scope requirements, familiarizing self with bid day agreements and key contractual issues and confirming addendums included in the contractPrepare initial manpower plan with superintendent inputEnsure project team is bought in to production ratesBuyout subcontractors and suppliers and release material in accordance with lead timesManage submittals through review and approvalMeet with general contractor PM and superintendent and conduct site visit with superintendent & foremanComplete job set up in PM softwarePrepare and facilitate internal project kick off meeting and follow up on all action itemsDetermine BIM and pre-fabrication plan for projectEnsure project team is bought in to production ratesJob Site VisitsVisit job site at a minimum of twice a month, with superintendent and foremanValidate quantities in place with Plexxis reportUnderstand progress and work in place as it relates to job cost and projectionsReview costs, productivity and weekly look ahead plan with foremanReview and sign off on all invoices within 2 daysUpdate cost projections weeklyBe aware of large outstanding material or sub invoicesReview material quantities - ordered vs budgetedDistribute production report to foreman & superintendent weeklyMeet or beat all direct cost items on projects (labor, equipment, materials, subs, other)Participate in bi-monthly job projection meetingAccount and track all allowancesComplete and prepare monthly pencil billingsCommunicate with all relevant parties including COO, superintendents, foremen, and general contractor project teamDevelop and maintain strong relationships with customers and suppliersRepresent the company's best interests in jobsite meetingsConstruction PhaseOrder material and execute POsIdentify and expedite long lead itemsAddress and follow up on any vendor/supplier issues, delays, change orders, etc.Review and update manpower plan weeklyDocument any delays and deviations from agreed upon scheduleNotify general contractor of impacts related to changes in schedule sequence, scope and delaysReview, discuss and support foreman's look ahead planReview, ensure timely pricing, process and receive approval on change ordersUnderstand and follow contractual terms with general contractorFollow up on all outstanding change orders every two weeksResolve all open change orders prior to closeoutUpdate budgets and labor hours to reflect change ordersPost-Construction Phase* Conduct formal post-job reviews and provide objective productivity feedback to estimating* Ensure timely project closeout and resolution of change ordersExperience & SkillsHigh school diploma or GED required2-4 years of Project Management experience requiredCommercial concrete construction experience preferredProficiency in Microsoft Office (Excel, Outlook, Word) requiredStrong organizational skills and attention to detailAbility to work independently with minimal supervision
