Key Responsibilities
Lead and supervise the maintenance team, including scheduling, work order coordination, and team training
Organize, prioritize, and ensure timely and accurate completion of service requests and repairs, maintaining proper documentation
Oversee turnkey operations and ensure vacant units are made rent-ready on schedule while maintaining quality standards
Troubleshoot and perform repairs to plumbing systems and complete minor electrical work
Inspect vacant units to determine make-ready needs and coordinate schedules, assignments, and approvals for major repairs or replacements
Perform grounds maintenance, including trash removal, sweeping, pressure washing, dumpster area upkeep, and landscape maintenance
Respond to 24-hour emergency maintenance requests; participate in on-call rotation as required
Qualifications
High school diploma/GED or specialized vocational training
Minimum of three (3) years of experience in building or facility maintenance, including some supervisory experience
HVAC, electrical, or plumbing licensure/certification strongly preferred
Intermediate English reading and writing skills (diagrams, meters, instructions, reports) and basic math skills
Strong organizational skills with the ability to prioritize and meet strict deadlines
High level of integrity and ability to handle confidential resident information
Proficiency using computers for data entry, word processing, spreadsheets, or custom applications
Valid driver’s license, current automobile insurance, and reliable transportation
