We exclusively serve commercial sectors including hospitality, senior housing, healthcare, commercial offices, municipalities, multifamily living, and institutional markets."SUMMARY:The Estimator plays a critical role within BlueTeam’s Construction Division by developing accurate, competitive, and defendable RSMeans-based cost estimates for renovation and envelope projects ranging from $50,000 to $5,000,000. This position bridges the gap between opportunity identification and project execution, turning conceptual ideas into actionable, profitable proposals. Estimators are evaluated based on their ability to create value through accuracy, clarity, and collaboration, ensuring awarded projects are both competitive and profitable.ESSENTIAL DUTIES AND RESPONSIBILITIES:Develop RSMeans-based cost estimates for renovation and envelope projects ranging from $50K to $5M.Produce complete, defendable, and profitable proposals—often within tight timeframes (5 business days or less, occasionally 24–48 hours).Interpret conceptual scopes from narratives, photos, sketches, and verbal input when limited or no design documentation is available.Perform detailed quantity takeoffs, labor/material breakdowns, and cost summaries using RSMeans and internal cost data.Apply regional pricing adjustments including location factors, escalation, and productivity modifiers.Validate cost assumptions using subcontractor or supplier input as appropriate.Prepare scope narratives, inclusions/exclusions, and clarifications to accompany proposals.Coordinate with project leadership to ensure estimates align with scope, schedule, and client expectations.Participate in turnover meetings to communicate estimating logic and critical assumptions to the operations team.Maintain and update BlueTeam’s internal RSMeans assemblies, cost libraries, and pricing tools.Capture and analyze post-project cost performance feedback to improve estimating accuracy.Identify repetitive scopes for process standardization and faster proposal turnaround.Support proposal narratives and pricing insight for key clients and strategic pursuits.Collaborate with Accounting and Leadership to align pricing with financial and margin goals.Ensure all estimating data and assumptions are accurately reflected in BlueTeam’s systems.Participate in post-project reviews and maintain transparency across teams.Perform other related duties as assigned.QUALIFICATIONS:Expert proficiency in RSMeans software, Microsoft Excel, and related takeoff tools.Strong understanding of conceptual estimating and matrix-based scope modeling.Demonstrated ability to create accurate, competitive, and profitable estimates with limited documentation.Strong written and verbal communication skills; able to express complex pricing logic clearly.Highly organized, disciplined, and self-driven with the ability to manage multiple deadlines.Excellent analytical and judgment skills with a balance of speed and precision.Strong collaboration skills and ability to integrate with multi-disciplinary project teams.Familiarity with cost databases, estimating software integrations, and automation tools (Excel Power Query, Bluebeam, ProEst, CostWorks) preferred.EDUCATION and/or EXPERIENCE:Bachelor’s degree in construction management, Engineering, or related field preferred; equivalent experience accepted.Minimum of 5 years of proven success in commercial construction estimating using RS Means Cost Data.Experience with finishes, envelope, and light MEP scopes preferred.RS Means training or certification highly valued.LANGUAGE SKILLS:Ability to read and comprehend complex instructions, correspondence and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.REASONING ABILITY:Ability to solve practical problems and deal with a variety of concrete and abstract variables in situations where only limited standardization exists.PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
