The Ground-up Project Manager - Block and Plank Construction must be a strong leader, an exceptional communicator, an advocate for team collaboration and innovation, and must have the ability to lead, manage, cultivate, and mentor team members to promote their professional growth..Duties and ResponsibilitiesResponsible for leading the project team from Pre-Construction phase through Construction Start Up through Temporary Certificate of Occupancy to Final Close-OutResponsible for successful organization and management of the project to ensure safe, timely, quality and profitable project completionInterpret and review proposed designs, architectural drawings and building specifications for appropriateness and constructabilityInterface with Client, Architect, Owner Representative, Consultants, Agency & Funding Source RepresentativesHandle and maintain neighbor and community relationsMaintain a thorough understanding of the company and Owner Contract agreement and deliverablesReviewing and managing subcontracts, bid documents, and proposalsWrite subcontractor scope of works for all tradesVerify and approve the issuance of changes order and contractor invoices for paymentVerify and approve all vendor invoicesHandles and completes all punch list itemsManagement of all project documentationManages the project budgetCreates, maintains and executes the project scheduleLeads and organizes MEP coordination process.Maintain relations to exceed Client satisfaction and align to clients standardsKnowledge, Skills & AbilitiesExcellent written and communication skillsProficiency with programs from Microsoft Office (Word, Excel, & PowerPoint)The ability to work independently as well as part of a teamAble to read architectural plans and specs proficientlyProactive and must have problem solving skillsProfessional and be able to work with all trades, architects and clientsGreat organization skillResolves issues effectively and in a timely mannerAutoCAD experience preferredProcore experience preferredExperience in various aspects of construction planning and management, including but not limited to estimating, bidding, preparing, and administering purchase orders and subcontracts, scheduling, cost control, etc.Ability to prepare and submit technical and cost proposals.Must have strong people skills and the ability to interact with Owner, Financing and Design teams.Must be able to maintain relationships with Subcontractors and Consultants on and off the job site.An attitude and commitment to being an active participant of the culture is a must.Architect, Engineer, Construction Manager or equivalent in work experience background with a minimum of 5 years in the construction industryEngineering or architecture degree is preferred
