*Commercial Construction Project Manager* Pinecrest Construction & Development Co. — Reno, Nevada Full-time | On-site Base salary: $95,000–$150,000 per year, depending on experience Additional compensation: Performance bonus and vehicle allowance *About Pinecrest* Pinecrest Construction & Development is a locally owned commercial general contractor with more than 35 years of experience building throughout Northern Nevada. Our work includes affordable multifamily housing, public and nonprofit facilities, self storage, industrial, commercial and institutional projects, medical facilities, tenant improvements, renovations, and other complex construction. Most of our work is negotiated, CMAR, or design-assist, which means our Project Managers are involved early, build lasting relationships with clients and design teams, and play a meaningful role in how each project is planned and delivered. We also self-perform several trades, giving our project teams greater control over schedule, quality, and cost. We are seeking an experienced Project Manager who combines strong construction knowledge with financial discipline, clear communication, and personal accountability. This is a leadership position for someone who wants genuine ownership of project outcomes and understands that successful project management means more than completing the work—it means delivering a safe, high-quality project while protecting the schedule, the budget, the client relationship, and the company. *Position Summary* The Project Manager will lead assigned projects from preconstruction and contract turnover through final closeout. Depending on project size and complexity, this may include one major project or several concurrent projects. Working closely with the Superintendent, Project Engineer, estimating team, accounting team, subcontractors, design professionals, and owner, the Project Manager is accountable for the project's financial, contractual, schedule, communication, and relationship outcomes. The right person anticipates issues, creates solutions, communicates early, and does not allow avoidable surprises to develop. *Key ResponsibilitiesProject Leadership and Execution* * Take ownership of projects from contract turnover through final completion and closeout. * Establish a clear project execution plan, including responsibilities, milestones, procurement needs, communication protocols, and reporting expectations. * Partner closely with the Superintendent to maintain the project schedule, coordinate field operations, resolve constraints, and support safety and quality-control requirements. * Lead owner-architect-contractor meetings, subcontractor meetings, and internal project reviews; issue clear minutes and drive follow-up items to completion. * Maintain productive, solutions-oriented relationships with owners, architects, engineers, inspectors, subcontractors, suppliers, and internal team members. * Coordinate permitting, inspections, testing, utility requirements, agency approvals, and other project-specific compliance obligations. * Drive punch-list completion, commissioning, turnover documentation, owner training, and final closeout. *Financial Management and Cost Control* * Develop and maintain the project cost-control budget and provide accurate, timely cost-to-complete forecasts. * Protect the project's expected performance through disciplined buyout, procurement, change order management, production tracking, and early identification of risk. * Review job costs, committed costs, pending exposures, labor performance, contingency use, and forecasted profitability on a consistent basis. * Prepare complete and timely owner billings that align with contract requirements, project progress, and cash-flow objectives. * Manage subcontractor and supplier commitments, payment applications, purchase orders, and change orders. * Identify scope gaps, cost overruns, schedule impacts, and margin risks early; develop and communicate a recovery plan when corrective action is needed. * Work closely with Accounting to keep project financial reporting accurate, current, and supported by appropriate documentation. *Contracts, Changes, and Risk Management* * Understand and administer the prime contract, subcontracts, purchase orders, insurance requirements, notices, and other contractual obligations. * Maintain complete documentation for RFIs, submittals, field directives, potential change events, change-order requests, claims, schedule impacts, and owner decisions. * Ensure changes are identified, priced, submitted, negotiated, and incorporated into the contract promptly. * Review subcontractor scopes before award to confirm complete coverage and reduce gaps, overlaps, and avoidable change exposure. * Escalate significant contractual, financial, safety, quality, or schedule risks before they materially affect the project. *Preconstruction and Procurement* * Collaborate with estimating and operations during preconstruction, constructability review, budgeting, value engineering, and project turnover. * Collbaorate with estimating with bid-package development, subcontractor solicitation, bid leveling, scope review, and subcontractor selection. * Support negotiated, CMAR, design-assist, and competitive-bid pursuits as needed. * Develop and maintain procurement schedules for long-lead materials, owner selections, submittals, and critical equipment. * Help ensure that estimating assumptions, inclusions, exclusions, allowances, and project risks are clearly transferred to the operations team. *Systems and Reporting* * Use Procore as the primary project-management and documentation platform and maintain complete, current project records. * Maintain schedules using Microsoft Project, or comparable scheduling software, as appropriate for the project. * Use Excel confidently for forecasting, cost analysis, bid comparisons, reconciliations, and project reporting. * Prepare concise, accurate project-status reports for company leadership and communicate material changes promptly. *What Success Looks Like* * Project financial forecasts are current, realistic, and supported by the underlying job-cost data. * Owner billings and subcontractor commitments are complete, accurate, and submitted on time. * Change orders and potential exposures are identified and addressed promptly rather than accumulating late in the project. * The Superintendent and project team have clear priorities, timely decisions, and the information needed to execute the work. * Owners and design partners view Pinecrest as proactive, transparent, fair, and solutions-oriented. * Projects are delivered safely, professionally, on schedule, and with predictable financial results. * Closeout begins well before substantial completion and is completed without unnecessary delay. *Required Qualifications* * At least 5 years of progressive commercial construction experience, including at least 3 years managing projects for a commercial general contractor. * Demonstrated ability to manage mid-sized or large commercial projects from preconstruction or contract turnover through closeout. * Strong understanding of project financial controls, including cost-to-complete forecasting, buyout, owner billing, subcontractor billing, change management, cash flow, and profitability. * Working knowledge of construction contracts, plans and specifications, permitting, inspections, scheduling, quality control, and project closeout. * Strong leadership, organization, negotiation, and written and verbal communication skills. * Proficiency with Procore or comparable construction-management software; the successful candidate must become fully proficient in Pinecrest's Procore processes during the first 90 days. * Advanced working ability in Microsoft Excel and proficiency with Microsoft Word and Outlook. * Ability to read and understand CPM schedules and use Microsoft Project, or comparable scheduling software. * Valid driver's license and ability to travel to jobsites throughout the Reno–Sparks area and Northern Nevada as required. *Preferred Qualifications* * 10-15 years of progressive commercial construction experience, including managing projects for a commercial general contractor. * Bachelor's or associate degree in Construction Management, Engineering, Business, or a related field. Equivalent construction experience will be considered. * Experience with CMAR, GMP, negotiated, or design-assist project delivery. * Experience with affordable multifamily, public, nonprofit, institutional, commercial, medical, renovation, or tenant-improvement projects. * Preconstruction or estimating experience, including bid leveling, constructability review, scope development, and value engineering. * Experience coordinating self-performed work alongside subcontracted trades. * Proficiency with Bluebeam, Procore and other construction technology platforms.
