We are looking for an experienced Estimator to support our Raleigh, NC construction division. Job Summary: The Estimator will work with our internal team, and potential work directly with clients, to pre-plan financial allocations for our commercial or federal construction projects bidding process. This role will also maintain and reconcile accounts for projects. Duties/Responsibilities: Prepares and maintains status of plan reproduction. Solicits and maintains communication with subcontractors and vendors. Prepares subcontractor scopes of work. Transmits addenda and other bid information to subcontractors. Ensures multiple bidders on each trade. Ensures proper coverage from subcontractors on bid day. Contacts supply houses to obtain material quotes. Shows creativity and resourcefulness to gain better pricing from subcontractors. Enters all relevant information into the estimate. Adheres to standard project estimation, approval, and change control processes. Identifies issues and risks and develops approaches to minimize and mitigate. Resolves conflict and escalates issues when necessary. Understands bid requirements thoroughly clarifies the scope of work. Develops RFI's and clarifications and ensures adequate subcontractor coverage and shows interest. Performs a comprehensive "bid day" analysis and scoping of specific assigned trades. Understands fitting subs to the size/scope of project. Creates bid lists that fit scope of job, ensuring that we have the right subs for the project. Anticipates obstacles and minimizes exclusions by “doing our homework”. Capable of doing Takeoffs. Includes value-engineering ideas on every bid. Follows up on submitted bids and budgets with Architect and/or Construction Manager to close business. Performs buy-out on awarded projects. Turns over bid documents and buyout information to PM in a timely manner. Reviews drawings with PM team and highlight areas of concern. Reviews job cost with PM team and highlight any subs/material vendors to be awarded. Awards subs in a timely manner to ensure release of materials. Ensures that subs are aware of (and commit to) the project schedule. Provides subs with as much information as possible (PM, Super, permit status, etc.) Assembles teams of sub-contractors. Participates in site visits and bid meetings. Requirements: Required Skills/Abilities: Good verbal and written communication skills. Excellent organizational skills and attention to detail. Excellent time management skills with a proven ability to meet deadlines. Strong analytical and problem-solving skills. Ability to prioritize tasks. Ability to act with integrity, professionalism, and confidentiality. Proficient with Microsoft Office Suite or related software. Proficiency with or the ability to quickly learn the organization’s systems. Targeted Metrics: Submits 100% of bids by the bid deadline. Turns over 95% of awarded projects within 24 hours of notification. 95% of estimates have zero scope gaps. Education and Experience: 5-10 years’ experience in commercial, institutions, or military construction estimating. Associate’s degree or equivalent experience. RS Means, e4Clicks, experience preferred. Physical Requirements: Prolonged periods of sitting at a desk and working on a computer. Must be able to lift 15 pounds at times.
