This position ensures accountability to and execution of policies, processes, procedures, and standards for Turns and Renovations. This position provides leadership for construction teams within their defined market area(s) and works with leadership to execute the strategic direction of company goals, initiatives, and processes. The position also ensures that appropriate and consistent business requirements are established and met within the group. The Construction Director will supervise the construction group, set goals, and assist in holding both team members and vendors accountable for results.Essential FunctionsManage daily construction operations, ensuring home quality, lowest point of resolution, compliance, and customer satisfaction across all propertiesManage market-level construction financial performance, monitoring expenses, and KPIs to achieve budget and profitability targetsManage construction activities in market: Inspections, estimating & project management (including vended metrics)Work closely with central operations to ensure corporate goals and initiatives are met and executedLead and develop local teams, driving engagement, accountability, and alignment with company standards and operational goalsSupervise, hire, train, set goals, and hold construction teams accountable in assigned area to drive performanceEnsure adherence to company standards and drive consistency & performance of heavy and light construction projectsOversee construction execution and drive performanceLead partnership with vendor management, procurement, market operations, and central departments identifying vendor needs and cost control measures/initiativesIdentify Best Practices and promote a culture of innovation to improve policies and procedures, while recognizing and rewarding top performanceImprove staffing ratios and monitor to produce maximum/optimal performance staffing levelUnderstand, review, monitor and lead improvement of KPI’s, margin point, fleet utilization, move-in surveysOversee quality control of completed product to company standards and review control process to ensure company standards are achievedProvide guidance on scope creation and bid reviews for complex issues and major incident and disaster repairsDrive performance, maintaining turn days within budget and national turn initiativesWork with leadership to enhance program value and reduce costs driving market teams to achieve budgeted and desired annualized Capex & R&M costsUnderstand and possess the ability to train team on fiduciary duty. Ensures team in assigned market makes decisions based on the best interests of the business.Human Resource ManagementRecruit, hire, and train qualified, dynamic, high performance construction managers and frontline team membersSupervises staff, sets goals, and holds people accountable for results and provides timely feedbackEnsure that all training requirements are completed on timeEnsures that employees all have goals and receive regular feedback on their performancePerformance management of personnel including, performance reviews, corrective action, mentoring, development plans and performance improvement plansEnsure that the policies, procedures, and safety guidelines are followedCarry out other duties as assigned that are in the best interests of the companyQualificationsHigh School diploma required; Bachelor’s degree preferred10 or more years of experience as a senior superintendent, regional construction manager, or production home manager; director level experience preferredExperience in managing multiple staff members over a geographic regionExtensive knowledge of Plumbing, Electrical, HVAC, Flooring, Appliances, Landscaping, and Irrigation Systems as they relate to single family residential homesMastery of general UBC building codes and rental property health and safety regulationsExcellent oral and written communication skillsAbility to work efficiently and to multi-taskProven record of working independently and with minor supervisionAn effective team player with a positive attitudeMust have a valid Driver’s LicenseAbility to Travel (up to 25%)Ability to work flexible hours which may include some weekendsBilingual a plusBasic computer skills with experience in Excel, Word, Outlook, and Yardi Voyager preferredPhysical Demands:Sitting for extended periods of time using office equipment and computersModerate stooping, kneeling, crouching, reaching, standingMay entail light lifting of supplies and materials occasionally, up to and including 25lbsAbility to talk, hear, compare, compute, compile, copy, analyze, coordinate, synthesize, negotiate and communicateWalking for extended periods of timeSustains substantially recurring movements to fingers, hands, wrist, legs and feetAbility to judge distances and spatial relationshipsAbility to identify and distinguish colorAbility to distinguish the differences and similarities in odorsWhat You Can Expect From UsCompetitive Compensation - Including performance-based bonuses that reward your contributions.
