Hybrid Estimator
Position Overview:
The Hybrid Estimator will play a crucial role in providing accurate cost estimates and financial analysis for both residential and build-for-rent single-family construction projects. This role combines elements of traditional estimating with financial forecasting and project management support. The ideal candidate will have a strong background in residential construction estimating, a keen eye for detail, and the ability to manage multiple projects efficiently.
Key Responsibilities:
Cost Estimation: Prepare detailed and accurate cost estimates for residential and build-for-rent single-family projects, including labor, materials, and subcontractor costs. Review and analyze project plans, specifications, and scope of work.
Budget Development: Develop and manage project budgets, including tracking and forecasting costs to ensure projects stay within budget. Provide cost-saving recommendations and value engineering solutions.
Vendor and Subcontractor Coordination: Solicit and evaluate bids from subcontractors and suppliers. Negotiate terms and pricing to secure competitive and favorable contracts.
Financial Analysis: Conduct financial analysis and forecasting to support project feasibility and profitability. Collaborate with the finance team to integrate estimating data into financial models and reports.
Project Support: Collaborate with project managers, architects, and other stakeholders to ensure accurate project scope and requirements. Assist in resolving any cost-related issues or discrepancies during the project lifecycle.
Market Research: Stay updated on market trends, material costs, and industry developments. Incorporate market data into estimates to ensure accuracy and competitiveness.
Reporting: Prepare and present cost estimates, budget reports, and financial analysis to senior management and project stakeholders. Provide regular updates on project costs and financial status.
Process Improvement: Identify opportunities to streamline estimating processes and enhance efficiency. Implement best practices and tools to improve accuracy and productivity.
Qualifications:
Experience: Minimum of 5-7 years of experience in construction estimating, with a focus on residential and/or build-for-rent single-family projects. Experience with both traditional and build-for-rent models is highly desirable.
Education: Bachelor’s degree in Construction Management, Civil Engineering, or a related field. Relevant certifications (e.g., Certified Professional Estimator (CPE)) are a plus.
Skills: Strong analytical and mathematical skills, with the ability to interpret complex construction plans and specifications. Excellent negotiation, communication, and organizational abilities.
Knowledge: In-depth understanding of residential construction processes, materials, and cost drivers. Familiarity with build-for-rent models and associated financial considerations is advantageous.
Technical Proficiency: Proficient in estimating software (e.g., ProEst, Bluebeam) and Microsoft Office Suite. Experience with project management software and financial forecasting tools is a plus.
Attention to Detail: High level of accuracy and attention to detail in cost estimation and financial analysis.

Pay: $60,000.00 - $80,000.00 per year
