Construction Project ManagerThe Construction Project Manager is responsible for supporting and assisting the Senior Construction Manager on the development activities of Basco related to the design and construction processes as a hybrid construction manager and owner's rep on projects, from initial conception, design, bidding, construction, and final delivery of the property.Managing projects while acting as an owner's rep during the design and construction process, and overseeing the work of third-party architects, engineers, contractors, and vendors.Ensuring that project goals are accomplished within the prescribed time frame and budget parameters.Providing a range of administrative, managerial, and technical support functions.Project planning, project tracking, scope management, change control management, risk management, and quality assurance of the project teamEnsure projects are completed according to time and budget schedules, and that objectives conform to overall standards and operations objectives and user requirementsResolve project conflictsIdentify and recommend project management toolsReview and comment on design documents and specificationsFacilitate communication between architects, engineering, and contractors, clarifying expectations for information and service deliveryReview and provide input for development of project plans.Manage construction plan(s) and maintain current project status records.Prepare/update project status reports, process invoices, update tracking reports, and maintain files for due diligence and financials.Conduct and document all weekly meetings.Interact and negotiate with contractors and subcontractors. Validate and negotiate contractor change orders and make recommendations to the owner.Visit project site at appropriate intervals and confirm progress is consistent with the project schedule and work is in general conformance with contract documents.Prepare/update project status reports, process purchase orders and invoices, update tracking reports and maintain files for due diligence and financials.Demonstrate proficiency in the use and application of all technology as required for assigned projects.Oversee total construction effort to ensure project is constructed in accordance with design, budget, and schedule.Assist preconstruction team in establishing initial project design, budget and execution planAssist preconstruction team in developing purchasing plan for projects including scopes of work, bidder engagement and communication, and bid evaluationInitial set-up of projects in Procore including project contacts and preliminary budget.Interface with A/E representatives, consultants, subcontractors, local building authorities to ensure communication is frequent, clear, consistent, and aligns with project objectivesDevelop scopes of work for trade, construction schedules, bid strategies, bidder lists, project manual and other project documentation toolsIdentify phasing plan/schedule, construction sequencing and milestonesWork closely with the on-site GC/CM/trades/sub-contractors to ensure the project is built safely on schedule and within budgetPrepare, monitor and manage the RFI and submittal processes, utilizing Procore, to ensure the entire continuum is progressing in a timely and efficient manner.Create and maintain logs of critical project documents in Procore. File project documents utilizing corporate filing standards.Utilize Procore to Identify, evaluate, and process all impacts to project costs. Work with GC/CM's superintendent/project manager and accounting team through the monthly pay application process to ensure costs are being properly paid, categorized, and tracked in a timely manner.Utilize OSHA construction and general industry regulations and practicesFacilitate and work closely with the Facilities and Property Management team in the closeout process to achieve project objectives related to occupancy, turnover, and move-inTracking and coordination with the City of Detroit AHJ, EOR and sub-contractors on periodic progress inspections and certificate of occupancy processA Bachelor's degree from an accredited university in Construction Management, Architecture, or Civil Engineering required~ Advanced computer skills with MS Office, MS Project, Excel, Bluebeam and Procore~ AutoCAD and Revit knowledge preferred~ A minimum of 5 years of project management experience in the development or construction industry~ In-depth knowledge of all phases of construction~ Multi-family and Commercial Real Estate project experience is required~ Ability to comply with all company policies, practices, and standards of performance~ Some of the core competencies to be successful in this role include but not limited to directing work, managing conflict, resourcefulness, driving results, managing complexities, etc.The Construction Project Manager will be expected to work full time and sometimes work weekends and/or non-regular working hours.
