You will be responsible for applying basic fixes to equipment and building systems and ensure facilities are tidy and functional.Being reliable with a keen eye for detail is the first step to getting this job. The ideal candidate will have experience and solid technical knowledge. You must also possess manual dexterity and physical stamina.Job Duties:General Maintenance Tasks:Inspect and maintain common areas (hallways, stairwells, elevators, etc.)Perform routine repairs and touch-ups (patching holes in walls, replacing damaged tiles) as neededEnsure proper lighting in common areas (replacing bulbs, testing emergency lights)Maintain and clean HVAC systems (replace air filters, check for leaks) once a monthMaintain plumbing systems (check for leaks, unclog drains, replace washers and faucet parts) as neededMow lawn and trim trees - Summer twice a month, winter oncePick up palm fawns as neededMake sure garage exhaust is working properly, change belt as neededCleaning & Upkeep:Sweep, mop, and vacuum common areas (lobbies, hallways, etc.) dailyClean windows, both inside and outside, as neededClean and sanitize restrooms in common areas, dailyEmpty trash bins in common areas and replace liners, check dailyClean and maintain elevators, dailyWash exterior walkways, driveways, and patios (using pressure washers if necessary) as neededMaintain landscaping (watering plants, trimming bushes, removing leaves)Ensure all outdoor lighting is functional and cleanClean common laundry rooms (if applicable) dailyVacuum all floors Mondays and FridaysSweep and clean stairwells WednesdaysKeep bathrooms stocked with soap and paperCheck trash room bins daily and move to pick up area by the entrance as neededCheck every floor trash shoot (daily especially Mondays)Clean lobby and entrance daily, should be done in the morningsOnce a month clean managers officeClean garage elevator landing and carpet once as neededWipe down pool tables and chairs and organize them as neededWater plantsRemove lint from dryers while cleaning laundry roomsClean elevator slots monthlyClean elevator interior every other day Plumbing & Electrical:Check for leaks in sinks, faucets, and toilets and repair as neededFix running toilets or slow-draining sinksInspect and maintain electrical systems in common areas (replace lightbulbs, fuses, etc.)Respond to electrical issues, including resetting breakers and replacing outlets as neededTest GFCI outlets and make repairs as needed HVAC & Heating:Inspect HVAC units and air conditioning systems regularlyReplace HVAC filters at scheduled intervalsAdjust thermostats as neededCheck and clean air ducts, vents, and registersCheck boiler for proper running temp daily Basic Pool Maintenance (Pool Company Handles Main Service):Inspect Pool Area: Regularly check the pool area to ensure it is clean, safe, and free of hazards (e.g., debris, broken tiles, or damaged pool furniture). Miscellaneous:Monitor and maintain parking areas (cleaning, checking for maintenance issues)Check and clear gutters and downspouts regularly to prevent water damage RequirementsMust be available to work Saturdays for 4 hoursMust know Dry WallTo work productively and effectively when faced with stressful situations and in a fast-paced environmentAbility to accept responsibility for work assignments and job duties, and to be held accountable for successful completionFollow directions, and to work with minimal supervisionApply appropriate safety procedures and equipment to protect Company and customer assets, including personal protective equipment (i.e., back belt, safety glasses)Work in non-airconditioned environment where applicableCan work with others in a team setting to deliver high performance resultsAbility to take initiative, and to work with a sense of urgencyBe cautious that lifting, carrying, pushing, or pulling up to 20-50 lbs.; and over in certain circumstances of 100 lbs.Ability to constantly reach outward, handle and finger objects, stand, and walk; frequently bend, squat, kneel, twist, turn, and sit; and occasionally, crawl, reach above shoulder, and type using a keyboardSmoke Free EnvironmentWho We Are:At Affinity Management Services, we are passionate about community association management.
