Established, family-owned multifamily owner-operator is seeking an experienced Directorof Operations to oversee a diverse conventional portfolio of approximately 3,000 units throughout the Greater Philadelphia and South Jersey markets. This portfolio includes a mix of large apartment communities and smaller clustered properties, offering an exciting opportunity for a highly operational, hands-on leader who thrives in a fast-paced owner-operator environment.Reporting directly to the COO and ownership, this role offers unmatched visibility, autonomy, and the ability to directly impact portfolio performance. The ideal candidate is someone who proactively identifies operational challenges, drives solutions independently, and treats every asset as if it were their own investment.This is an exceptional opportunity for a Regional Manager looking to take the next step who enjoys being in the field, leading teams, improving operations, and building long-term value across a growing multifamily portfolio.Director Of Operations Responsibilities Oversee daily operations for a conventional multifamily portfolio across Greater Philadelphia and South Jersey Directly manage and mentor approximately 10 onsite Property Managers and community teams Drive property performance through occupancy, delinquency management, expense control, resident retention, and operational efficiency Conduct regular site visits to identify operational issues, maintenance concerns, staffing gaps, curb appeal deficiencies, and leasing challenges before escalation Partner with Property Managers and Maintenance Supervisors to improve property operations, team performance, and resident satisfaction Review, analyze, and adjust annual operating budgets while monitoring monthly financial performance against budget goals Ensure timely rent collections, accurate financial reporting, and adherence to company policies and procedures Collaborate with ownership and corporate leadership on capital improvements, operational initiatives, and portfolio strategy Oversee vendor relationships, contract work, preventative maintenance programs, and property inspections Support hiring, training, coaching, performance management, and employee development for onsite teams Assist with resident relations, legal matters, maintenance escalations, staffing challenges, and operational problem-solving Work closely with marketing and onsite teams to maximize leasing traffic, occupancy, and community reputation Ensure compliance with safety initiatives, company standards, and operational best practices Participate in weekly in-office operations meetings with leadership and corporate support teamsIdeal Candidate ProfileThe ideal candidate is operationally sharp, highly accountable, and genuinely passionate about multifamily property management. This individual is hands-on, detail-oriented, and comfortable rolling up their sleeves to solve problems in real time. They excel in owner-operator environments where initiative, urgency, and adaptability are critical.Successful Candidates Will Have 3+ years of Regional Property Manager experience overseeing multiple conventional multifamily communities Strong leadership, team development, communication, budgeting, and financial reporting skills Proven experience managing Property Managers and onsite operations across multiple sites A proactive, solutions-oriented mindset with the ability to independently identify and resolve operational challenges Experience in owner-operator environments strongly preferred Ability to balance strong team relationships with accountability and performance expectations Excellent organizational, operational, and time management skills Knowledge of maintenance operations, capital projects, leasing, collections, and resident relations Candidates coming from smaller owner-operator organizations — or those who have successfully transitioned from institutional environments into more entrepreneurial cultures — will thrive in this role.Qualifications Bachelor’s degree preferred, or equivalent combination of education and multifamily experience 7–10+ years of multifamily property management experience strongly preferred Conventional multifamily experience required ARM, CAM, CAPS, CPM, MPM, or RMP designations are a plus Property Manager License and/or Real Estate License required where applicable by state or local law Must be comfortable with frequent regional travel and field-based oversight Availability for emergency/on-call situations as neededCompensation & Culture This company offers the stability and support of an established organization while maintaining the agility and culture of a true owner-operator.
