Maintenance Technician - Property Maintenance Lead

Job Description Job SummaryThe Maintenance Technician Lead is a key member of our property management team and is responsible for the maintenance, repair, inspection, and overall physical condition of residential and commercial properties located in and around Norristown, PA.This position requires hands-on experience in plumbing, HVAC, carpentry, and general property maintenance, along with the ability to complete work orders efficiently, prepare units for inspections, coordinate subcontractors, and ensure repairs are completed properly and cost-effectively.The ideal candidate is a self-starter with an ownership mentality who can identify problems, prioritize tasks, manage time effectively, and consistently protect the company's bottom line while maintaining high property standards. Key ResponsibilitiesProperty Maintenance & RepairsComplete daily maintenance work orders in a timely and professional manner. Diagnose and repair: Plumbing systems including leaks, drain clogs, fixture replacements, and pipe repairs HVAC systems including troubleshooting heating/cooling issues, filter changes, and coordinating major repairs Carpentry work including doors, locks, trim, cabinets, drywall, and framing repairs Perform general repairs involving: Electrical fixtures Flooring Painting Appliance installation or replacement Respond to emergency maintenance issues as needed. Maintain accurate records of completed repairs and outstanding issues. Property Inspections & ComplianceConduct pre-inspections to prepare properties for: County inspections Housing inspections Section 8 / Housing Authority inspections Identify code or safety violations and correct deficiencies. Work directly with inspectors when needed. Ensure units and common areas remain compliant with local housing standards. Subcontractor Coordination & EstimatingMeet with vendors and subcontractors for larger repair projects. Obtain and compare bids for: Plumbing HVAC Roofing Electrical Turnover work Assist in preparing repair estimates and scope of work. Monitor subcontractor performance to ensure: Quality workmanship Timely completion Cost control Verify all work is completed correctly before payment approval. Unit TurnoversManage unit turnovers from move-out to move-in. Prioritize turnover tasks to minimize vacancy time. Coordinate cleaning, repairs, and contractor scheduling. Ensure units are rent-ready on schedule.
