Property Operations Manager

Description: Join Our TeamWe are seeking an experienced Commercial Property Manager to oversee and maximize the performance of a regional real estate portfolio. This role is ideal for a proactive leader who enjoys balancing operations, financial performance, tenant relationships, and strategic planning.You will play a key role in protecting and enhancing property value while delivering strong financial results and exceptional service to ownership and tenants,What Youll DoProperty & Operations ManagementOversee day-to-day operations of assigned commercial propertiesEnsure properties are well-maintained through inspections, preventive maintenance, and capital planningSupervise on-site staff and third-party vendorsObtain bids and coordinate repairs, improvements, and upgradesRespond to emergencies and oversee after-hours issue resolutionEnsure vacant spaces are lease-ready and coordinate space turnoversFinancial OversightDevelop and manage annual operating budgets for each propertyPrepare annual cash flow projectionsReview monthly financial statements and provide variance analysisOversee accounts receivable, collections, and CAM reconciliationsWork with Accounts Payable to code and approve invoicesWork closely with Accounting on reporting and reserve reimbursementsPrepare monthly client reports and operational summariesLeasing & Tenant RelationsNegotiate lease renewals in partnership with ownershipCollaborate with the leasing team on new deals and prospect evaluationCoordinate with the construction team on tenant build outsMaintain strong relationships with tenants and ownership groupsOversee marketing efforts including signage, advertising, and promotionsAdministration & CompliancePrepare annual management plans for each propertyMaintain organized lease abstracts and property recordsTrack lease expirations, escalations, and key financial deadlinesCoordinate with legal, insurance, tax, and regulatory professionalsOperate efficiently within MRI property management softwareQualificationsExperience in commercial property managementStrong financial acumen with budgeting and reporting experienceExperience negotiating leases and managing tenant relationshipsHighly organized and detail-orientedStrong written and verbal communication skillsAbility to supervise vendors and manage multiple projects simultaneouslyReporting StructureThis position reports to the President and Vice President of the Commercial Portfolio and works closely with ownership, accounting, leasing, and facilities teams.Benefits & PerksWe value our team and offer a comprehensive benefits package, including:Generous paid time offHealth, dental, and vision insurance401(k) with company matchProfessional development and industry association opportunitiesThe base salary compensation range for this role reflects the wide range of factors that are considered in making compensation decisions, including but not limited to, skill sets; experience and training; licensure and certifications; and other business and organizational needs. Compensation decisions are dependent on the facts and circumstances of each individual. A reasonable estimate of the current base salary range for this position is $85,000- $100,000.
